Akumal Condos for Sale

Condos are the affordable end of Akumal, and nearly all of them sit inside one place: the gated Bahía Príncipe community that shares the Tulum Country Club golf course. That concentration is unusual for this coast, where condo stock is normally scattered across dozens of independent buildings.

What is for sale

Seventeen condos are currently listed, from $150,000 USD for a one-bedroom unit at Sian Kaan Building 18 to $472,972 USD for a three-bedroom unit at Baikal Villa. The median asking price is $199,000 USD, the lowest of any property type in Akumal by a wide margin. Most are one and two bedroom units – eight of the seventeen are one-bedroom, eight are two-bedroom, and one is a three-bedroom.

The stock spans several named buildings inside the same gated development: Sian Kaan, Terrazas, TAO, Baikal and Anah Village. Unit sizes run from about 600 to 1,800 square feet, with several resale units already furnished and some offered with in-place rental income.

Where they sit

All but a handful sit inside the Bahía Príncipe / Tulum Country Club gated community, a short drive inland from Akumal's two bays, built around an 18-hole golf course with shared amenities and HOA management. That is a different setup from Akumal's houses, which sit on the beach or on private jungle lots outside any gated perimeter.

Who buys here

First-time Riviera Maya buyers, rental-income investors and anyone who wants a managed, gated setting rather than a standalone house. The price point – under $200,000 for a majority of the stock – is the lowest way into ownership on this stretch of coast.
