Tulum real estate covers everything from a one bedroom condo at $90,000 USD to a beachfront estate at $16,000,000 USD, and the single most important thing to understand before you start is that Tulum is not one market. It is a dozen distinct neighborhoods with different roads, different services, different buyers and different prices, and the name on a listing tells you far less than the street does.

What Tulum is now

Tulum sits on the Caribbean coast of Quintana Roo, about two hours south of Cancun and a little over an hour south of Playa del Carmen. It has changed faster in the last five years than in the previous fifty. Tulum International Airport opened in December 2023 and the Tren Maya station followed, which together removed the long transfer that used to define a trip here.

The town itself runs along Avenida Tulum, the stretch of Highway 307 that passes through it, with the residential neighborhoods spreading west and north of that spine and the hotel zone sitting separately on the coast road. The archaeological site anchors the northern end and the Sian Ka'an biosphere reserve closes the southern one, which is part of why growth has pushed inland rather than along the shore.

How the market breaks down

We currently list 328 properties across Tulum. The median asking price is $490,000 USD and the median size is 2,698 sq ft (251 m²). The mix runs to 146 houses, 100 condos, 48 land parcels, 34 penthouses, 26 beachfront properties and 5 commercial assets.

182 of those are finished and 107 are pre-construction, which is a healthier balance than Tulum had a few years ago, when almost everything was sold off plan. There are also 56 resales, and those matter more than their number suggests: a resale is the only way to price a property against something that has already changed hands rather than against a developer's price list.

Choosing a neighborhood

This is the decision that determines almost everything else, so it is worth being blunt about the trade offs.

If you want to walk places, Aldea Zama is the most finished part of Tulum, with paved streets, unbroken sidewalks and restaurants you can reach on foot. Downtown is the other walkable option and it is considerably cheaper, because you are walking to supermarkets and taquerias rather than to cocktail bars.

If the budget is the constraint, La Veleta carries the lowest median of any area we cover and most of its stock is already built, so you can see what you are buying. Region 15 sits just beyond it with the widest range in Tulum and the most resales.

If you want space, Selva Zama and Soy Tulum hold the largest plots and the largest houses, both at some distance from the town.

If you want to build, Region 8 and Region 15 hold almost all the land in our book, with Soy Tulum offering serviced lots inside a gate.

If the beach is the whole point, the hotel zone is the only place that delivers it, and there is no entry level product there.

What to watch

Infrastructure is uneven and it is uneven street by street rather than area by area. Two addresses a few hundred metres apart can differ on paving, drainage, power reliability and how much construction is happening around them. Ask about the specific address, never about the region.

Parts of the hotel zone are not on municipal services at all and run on generators, wells and private treatment. That is a real monthly cost and it does not appear on a price list.

Names get borrowed. Properties in Region 15 are sometimes marketed as La Veleta or even Aldea Zama because those names carry more weight. It is worth verifying on any listing you look at, ours included.

And 29 Tulum developments were flagged by the state in 2026 for advertising and taking deposits without the required State Urban Congruence Certificate or municipal licences. Ask to see the permits on anything pre-construction rather than accepting a brochure's word for it.

Can foreigners own property in Tulum?

Yes. Foreigners can own property in Tulum via a “fideicomiso”: a trust with a Mexican bank facilitated by a notary. The bank acts as a trustee and follows instructions from the property owner. Via this arrangement, foreigners can have all rights to use, occupy, lease, build, improve, and sell their property. On average, it takes 60 to 90 days to complete a property purchase. How much do I have to pay up-front?

Most pre-construction properties require a refundable deposit of $5,000 USD to secure the unit. Our properties are in high demand so this deposit secures the unit while contracts are drafted. Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

How much ROI can my property generate?

What's the best way to get Financing?

For foreigners investing in Mexico, the best way to obtain finance is to do so at home. In the US, you may take a Home Equity Loan or Home Equity Line of Credit (click here). Buyers are able to repay their monthly loan payments with rental income from their vacation rental. During the high season in Tulum, a two-bedroom apartment can rent for up to $500 USD per night and villas can command over $1,000 USD per night. Financing in Mexico is typically 8%-9% plus fees and involves a lengthy process.

Are there any extra costs to buy a property?

Closing costs are typically 7% of the property value. This includes the acquisition tax, recordation fee, certificate of no liens, municipal appraisal, legal and closing fees, and public notary fees. The yearly property tax in Mexico is typically 0.1% of the property value. HOA fees typically start from $2.5 USD per square meter per month depending on the amenities included. How safe is Tulum?
