Barbados | 3 Bedroom Model Home in Tulum Country Club

Barbados is a three bedroom house of 196.85 m² of construction, 2,119 ft², on a total area of 256.15 m². Three full bathrooms and a half bathroom for guests. From the street it is a low white volume with one panel of local stone, a dark wood pedestrian gate and a driveway alongside.

How it is laid out

The configuration lists a living room, a dining room, a kitchen, a laundry and a family room, alongside the three bedrooms, the three full bathrooms, the half bathroom and parking. The living space and the bedrooms sit on the ground floor, the pool is cut into the back of the plot, and an internal stair reaches an upper terrace.

The trade it makes

The pool measures 14.10 m² and the terrace beside it measures 3.73 m². Read those two numbers again. Both are the smallest of the four three bedroom model homes at Tulum Country Club, and the exterior area comes to 55.57 m² in all. Barbados spends the difference indoors. If the picture in your head is a long shaded terrace with loungers in a row, Huaya and Areca do that better for about the same money. If you want the square metres inside, air conditioned, with a plunge pool to drop into at the end of the day, this is the plan that gives you it.

What the price covers

The house and the land are priced separately, and this listing combines the two. The developer's build price for Barbados is $9,984,150 MXN, and that peso figure buys construction only. Converted at about 17.03 pesos to the dollar it is roughly $586,268 USD, and that conversion will move as the rate moves. To it we add $166,383 USD for the cheapest lot in the community, in Park Village, which is how the $752,700 USD shown here is arrived at. The developer does not quote that combined figure. A different lot changes the total, and the cheapest golf view lot in Las Flores is $392,433 USD.

Not yet built

Barbados is a model home and it has not been constructed. Every image here is a developer render and illustrative, so the furniture, the planting and the vehicle on the driveway show intent rather than what gets handed over. Build time, specification and payment schedule come from the developer.

Where it sits

Tulum Country Club is a gated community by Bahia Principe Residences, about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal, built around the PGA Riviera Maya golf course. The clubhouse, the beach club, the schools, the spa and the commercial squares all sit inside the gates. It is an amenity led community rather than a walk into town neighborhood, and those fifteen minutes are the number to sit with before the floor plan is.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
