Tulum Country Club real estate is the golf community proposition in this market, and there is nothing else like it nearby. The development runs to roughly 600 hectares between Tulum and Akumal, built around PGA Riviera Maya, the first PGA certified golf course in Mexico.

The golf

An eighteen hole championship course designed by Robert Trent Jones II, with a nine hole executive course alongside it, a golf academy and a pro shop. That is the anchor the rest of the community is arranged around, and it is the reason buyers come here rather than to Aldea Zama.

What else is there

A clubhouse, gym, spa, tennis and paddle courts, yoga areas, temazcal, restaurants, a beach club with its own access, ecological walkways and bike paths, and a commercial area. Membership also carries a discount on the Real Madrid Foundation football program.

The scale is the point. This is a self contained community rather than a neighborhood you drive out of for everything.

What is for sale

Twenty two houses, three condos, one penthouse and one lot. Twenty of the 27 are pre-construction and six are finished. Three bedrooms is the most common layout, the median size is 2,459 sq ft (228 m²) and the median asking price is $766,200 USD, with the ladder running from $166,400 USD to $3,650,000 USD.

Sub communities inside it each have their own character and price level, so ask which one a property sits in rather than treating the whole development as one thing.

Who it suits

Golfers, obviously, but also families who want amenities inside the gate and buyers who want a managed community rather than a street. The beach club access matters here, because the development itself is inland.

What to watch

Three quarters of what we list here is pre-construction, so delivery dates and phasing are the questions that matter most. Ask what is actually built and open today, particularly on the amenity side, because a clubhouse on a masterplan and a clubhouse you can walk into are different things.

Check what the golf and beach club membership actually costs and whether it transfers with the property. That is a running cost, not an included one, and it is the number most likely to surprise a buyer later.

Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

How much ROI can my property generate?

What's the best way to get Financing?

During the high season in Tulum, a two-bedroom apartment can rent for up to $500 USD per night and villas can command over $1,000 USD per night. Are there any extra costs to buy a property?

Closing costs are typically 7% of the property value. This includes the acquisition tax, recordation fee, certificate of no liens, municipal appraisal, legal and closing fees, and public notary fees. The yearly property tax in Mexico is typically 0.1% of the property value. HOA fees typically start from $2.5 USD per square meter per month depending on the amenities included. How safe is Tulum?

Tulum is safe. Recent data shows that the crime index is in fact lower in Tulum than in major cities of the United States, such as Miami (see here).
