
Tulum Country Club: a short guide for buyers
Tulum Country Club is a gated golf community between Tulum and Akumal, about 25 minutes by car from Tulum town. This guide covers what it is, what is for sale inside it and what to ask before you buy. Every property we have there is on our Tulum Country Club area page.
What it is
The community is built around PGA Riviera Maya, a Robert Trent Jones II design with an eighteen hole championship course, a nine hole course and a golf academy. In 2019 it became the first club in Latin America to partner with the PGA of America.
Open today, beside the golf: a gym, a spa, tennis and padel, restaurants, Kay Beach Club on the coast, the Real Madrid Foundation football school, the German International School, and the La Plaza and Market Square commercial areas. A new clubhouse with further courts, a spa and coworking has been marketed as in pre-construction, so treat it as a plan rather than something you can use today.
It is a self contained place rather than a neighborhood you drive out of for everything, and that is the point of it. It also means Tulum's town, beach road and restaurants are a drive away.
What is for sale
Three kinds of property, and they suit different buyers.
Lots in named residential sections such as La Herradura, Las Olas and Lagos, for buyers who want to build. Water, drainage, electricity and fiber run underground to every lot, and the community's roads and security come with it.
Apartments and penthouses in buildings such as Kaan Ha and Hélices, for a buyer who wants the club without a house and garden to run.
Houses, in two forms. Some are finished and ready to move into. Many are sold as one of a set of house designs, built to order on their own lot, so you are buying before the house exists. At the top sit a few large finished villas of six and seven suites.
What to ask before you buy
What the fees are, and what golf costs. Each residential sets its own maintenance fee on top of the master community fee. Golf membership and green fees are bought separately at the clubhouse. Ask for every figure in writing, and ask the seller whether any membership passes with the sale, because that is agreed case by case.
What is open today. A clubhouse on a master plan and a clubhouse you can walk into are different things. Ask what is built and operating now.
Delivery, on anything sold before it is built. Get the delivery date into the contract, look at what is physically built on the street, and ask about the developer's record on earlier phases.
How you reach the sea. The community is inland. Owners use Kay Beach Club, on the coast on the far side of Highway 307, reached by the community's private overpass. From most of the residential areas it is a drive of roughly five to ten minutes, and a community trolley runs there throughout the day.
The building rules, if you buy a lot. Each residential has its own design and construction rules. Ask for them before you buy.
If you buy a lot
Land here gives you three routes. You can simply hold it: title transfers on closing, so you can take your time. You can build in your own time and to your own design, within the community's rules.
