Soliman Bay sits about twenty minutes north of Tulum, between Tankah and Akumal, and it is one of the quietest stretches of inhabited coastline in the area. Both of the properties we hold here are beachfront.
What it is like
The bay is a shallow crescent protected by an outer reef, which keeps the water inside calm and clear and makes it one of the better places on this coast to swim and paddle rather than to surf. Seagrass beds mean turtles and rays are common, and the snorkelling on the reef line is genuinely good.
There is almost nothing here commercially. A handful of private houses along the bay, a couple of small restaurants, and no hotels of any scale, no beach clubs and no nightlife. The road in is a single track off the highway and the bay is effectively a private lane of houses.
Chemuyil and Xcacel are close, as is the Yal Ku lagoon at Akumal. Tulum's restaurants are a twenty minute drive south, which is the practical compromise: you are not in town, but you can be.
What is for sale
Two properties, both finished and both on the water. Soliman Beach House, a six bedroom beachfront villa of 8,611 sq ft at $6,900,000 USD. And NEEA D-1 01, a furnished three bedroom beachfront residence of 1,813 sq ft at $940,000 USD.
Those two figures describe the market here accurately. There is a small amount of residence scale product and there are trophy houses, and very little in between, because there is very little land.
Who it suits
Buyers who want the water and are content to drive for everything else. Families, long stay owners and high end rental operators who market on calm water and privacy rather than on nightlife.
What to watch
Services on this stretch are not all municipal. Ask precisely how a property is supplied with power, water and waste treatment, and what that costs to run each month, because it is a real number that does not appear on a price list.
A car is not optional and the access road is not a highway.
Beachfront ownership means the federal maritime zone at the shoreline and, for foreign buyers, the fideicomiso, a bank trust that gives full ownership rights within fifty kilometres of the coast. Both are routine and both are worth understanding before you make an offer.

Tulum is safe. Recent data shows that the crime index is in fact lower in Tulum than in major cities of the United States, such as Miami (see here).
