Bugambilias Golf is a two storey house of 243.3 m2, about 2,619 sq ft, on a total area of 440.8 m2. The other 197.4 m2 is exterior area, the largest outdoor allocation of the three golf view Signature homes and close to half the property. It sits in Las Flores at Tulum Country Club, on a lot facing the course.

Inside

Four bedrooms. Four full bathrooms and a half bath. The living room runs to double height. The kitchen and the dining room sit alongside it and open to the terrace and the pool, so the ground floor reads as one space rather than a set of rooms. There is a separate TV room and a laundry. Covered parking for two cars is at the front of the plot.

Outside

The pool sits at the rear with terrace around two sides of it and lawn behind. Bugambilias gives more room to the outside than either of the other two golf models and less to the inside. Whether that is the right trade depends on how you live, and it is worth settling before you compare the prices rather than after.

What the price covers

The developer quotes 13,917,300 pesos for Bugambilias Golf. That figure is construction only. It does not include the land. At about 17.03 pesos to the dollar the build comes to 817,223 USD, and the listing price of 1,209,700 USD adds the cheapest golf view lot in Las Flores, at 392,433 USD. The rate moves, so the dollar total moves with it. A different lot changes the total. The developer quotes the build, not the combined figure, and the two are easy to confuse when only one of them is on the page.

The community

Tulum Country Club is a gated development by Bahia Principe Residences, about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal. The golf course is certified by the PGA of America and Troon. Inside the gates are a beach club on the coast, a members club, two commercial centres, a gym, a spa, a casino, two schools, and cenotes and lakes in the grounds.

Not built yet

This house has not been constructed. It is a new build, put up on the lot you buy, and every image on this page is a developer render. Renders are illustrative. Finishes, planting and what you see out of any window will depend on the lot and on the specification written into the contract.

Bugambilias sits between Heliconia Golf and Orquidea Golf on price while having the smallest interior of the three. The difference is in the exterior area. The land costs the same in all three cases, because all three take the same class of golf view lot in Las Flores.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
