Caoba | 2 Bedroom Model Home in Tulum Country Club

Caoba is a two storey house of 173.93 m² (1,872 ft²) built on its own lot inside Tulum Country Club, with two bedrooms, a service room, three full bathrooms and a half bath. The whole rear elevation is glass. Sliding panels open the living and dining space onto a covered terrace, a 15 m² pool and a garden planted with trees. House and outdoor space together come to 326.25 m².

Inside

The ground floor is one room. Kitchen, dining and living run in a single line from the entry through to the pool doors, under a double height void carrying the stair and the upper landing. The laundry, the half bath and the service room sit behind the kitchen. Parking for two cars is at the front of the lot. Upstairs there are two bedrooms, the principal one with its own bathroom and a balcony over the pool, the second with a bathroom of its own. Three full bathrooms across two bedrooms is more bathroom than bedroom. The plan is built around a service room and guests, not around a large family.

Outside

There is 24.61 m² of terrace and 127.71 m² of exterior area on the lot. At 15 m² the pool is a plunge pool, sized for cooling off rather than swimming lengths. It sits in a paved deck with loungers along one side and a table at the other end.

What the price covers

The developer prices the house build at $9,076,500 MXN. That is construction only and it excludes the land. At about 17.03 pesos to the dollar the build works out at roughly $532,971 USD. The peso figure is the developer's number, so the dollar conversion moves with the rate. The listing price of $699,400 USD is that build price plus $166,383 USD for the cheapest qualifying lot in the community, which is in Park Village. Caoba is a model house, tied to no one area, so the buyer picks the lot. A bigger lot, another village or a golf frontage changes the total, almost always upward.

Not yet built

Caoba has not been constructed. Every image here is an architect's render and is illustrative. Finishes, furniture and planting show design intent, not specification. The house is built to order once the lot is chosen.

The setting

Tulum Country Club sits about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal. It is gated, with security around the clock, and laid out around the PGA Riviera Maya golf course, certified by the PGA of America and Troon. Inside the grounds are cenotes and lakes, a protected reserve, a beach club on the coast and a football school run by the Real Madrid Foundation. The golf cart in the render is not set dressing. It is how people get around a community this size.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
