Comfort Inn Cabo San Lucas is an operating hotel of 171 guest rooms on the Carretera Transpeninsular at Km 4.1, the corridor that carries traffic between Los Cabos International Airport and the town. The building was completed in 2018 and has traded since.

The building

Eight levels sit above a ground floor given over to reception, the lobby lounge, administrative offices, a restaurant and kitchen, a gym, laundry, mechanical and electrical rooms, storage and guest restrooms. Two Schindler lifts serve the floors. Guest parking is on site.

The rooftop

The top of the building carries a bar and an infinity pool, looking out over the town toward El Arco de Cabo San Lucas.

The site runs to 4,966.81 square metres and carries 4,555.03 square metres of construction, which is 49,030 square feet.

Building systems

Air conditioning is a Samsung VRF high efficiency system rated at 1.5 tons per room. Power arrives through a Prolec GE transformer of 750 kVA. Water is pressurised by Barnes duplex and triplex hydropneumatic sets and heated in two tanks of 5,000 litres on a recirculating pump. A full fire suppression system with smoke detection covers every guest room and all common areas. Wireless internet runs throughout and CCTV covers the common areas.

Brand and tenure

The hotel trades under the Comfort Inn franchise, part of Choice Hotels International. The seller reports freehold ownership with clean title and a registered deed, and states that municipal and federal taxes are current. Those should be confirmed independently during due diligence, together with the terms of the franchise agreement and whether it transfers with a sale.
