Cumaru | 4 Bedroom Model Home in Tulum Country Club

Cumaru is the largest of the Model homes at Tulum Country Club. It is a four bedroom house of 254.37 square metres of construction, which is 2,738 square feet, arranged over two floors, with a service room on top of the four bedrooms. There are four full bathrooms and a half bath. Terraces run to 58.33 square metres, the private pool is 25.19 square metres, and the published total once the outdoor areas are counted is 398.34 square metres.

This is a new build. Construction follows a signed contract and a chosen lot, so there is no finished house to visit. Every image on this page is a developer render and is illustrative. Treat the furniture and the planting as an indication of how the spaces are meant to work, not as a specification.

You pick the lot

Model homes are not attached to any one part of the community. The design is fixed and the position is open, so the same house can go on a quiet interior lot or on one with more frontage. The Signature homes work the other way around. They are built in Las Flores in set interior, street facing and golf view positions.

How the price is put together

The developer's price for Cumaru is 13,110,500 pesos, and that figure buys the construction of the house only. The land is not in it. Our listed price of 936,200 US dollars is that build price converted at about 17.03 pesos to the dollar, roughly 769,847 US dollars, plus 166,383 US dollars for the cheapest lot in the community, in Park Village. So the dollar total moves with the exchange rate rather than sitting still, and choosing any other lot pushes it upwards, because Park Village land is the cheapest in the community. The developer does not quote a combined figure. We do, because a construction price with no land under it is not what a buyer ends up paying.

Tulum Country Club sits off the Carretera Federal 307 at Akumal, about fifteen minutes from Tulum, gated and with controlled access, and built around the PGA Riviera Maya golf course. Cumaru carries about 26 square metres more construction than Tobago, the next largest Model home, and it has a fourth bedroom and a service room that Tobago does not. The terraces are fractionally smaller than Tobago's.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
