Dalia Center | 3 Bedroom Signature Home in Tulum Country Club

The Dalia Center is a two storey Signature home of 200.7 m2, or 2,160 square feet, on an interior lot in Las Flores at Tulum Country Club. Three bedrooms, three full bathrooms and a half bathroom. With the terrace, the pool deck and the lawn counted in, the plan covers 365.2 m2.

The ground floor Living, dining and kitchen run in one line from the entrance to the garden doors, a stone wall down one side and the island kitchen down the other. The half bathroom sits behind the kitchen, out of the way of the main room. Sliding glass opens the living end straight onto the terrace, and the pool is visible from the sofa.

Upstairs All three bedrooms are on the upper floor, served by the three full bathrooms, with a landing between them and a balcony on a glass balustrade over the rear terrace. That is the trade this plan asks for. There is no bedroom on the ground floor, and there are stairs every night.

Outside The pool sits out in the lawn rather than tight against the house, with a small arched pavilion beside it holding a pair of loungers in the shade. The terrace under the balcony takes an outdoor dining table, shaded by the floor above it. Exterior areas total 164.5 m2.

What the price covers The developer quotes the Dalia Center at 10,100,000 pesos. That peso figure is the build of the house only, with no land in it. The 775,600 USD shown here is two numbers added and rounded: about 593,071 USD for the construction, converted at roughly 17.03 pesos to the dollar, plus 182,520 USD for the cheapest interior lot in Las Flores that will take this model. The exchange rate moves and so will the dollar figure. Put the same house on a larger lot or a golf view lot and the total goes up. The developer never quotes the combined number, and it should not be read as theirs.

What Center means Center is the interior variant, sitting inside the Las Flores block rather than on its edge. No golf frontage, no long view, and the cheapest of the qualifying lots underneath it. The garden is private on both long sides for the same reason.

Still to be built This is a new build home that has not been constructed. Every image on this page is a developer render and is illustrative only, furniture included, and the furniture is not part of the sale. What is being bought is a house type and a lot, brought together and built to the plans.

Tulum Country Club sits about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal, gated with security around the clock. The golf course, the beach club at Kay and the school are all inside the same fence.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
