Granada | 4 Bedroom Model Home in Tulum Country Club

Granada is a two storey house of 216.16 m² (2,327 ft²) built on its own lot inside Tulum Country Club, with four bedrooms, three full bathrooms and two half baths. One bedroom is on the ground floor, with a bathroom next to it and a vestibule between it and the living space. Know that first. It is what makes Granada work for a household where someone should not be on stairs. House and outdoor space together come to 318.56 m².

Inside

Living, dining and kitchen run as one space across the ground floor and open through black framed sliding glass to the terrace, the lawn and a 22.91 m² pool. The laundry room, a half bath and a full bathroom serve that floor. Two cars park at the front. Upstairs are three more bedrooms. The principal has a dressing room, its own bathroom and a balcony; the other two share a bathroom and each has one. The plan also carries a solarium.

Outside

Here is the awkward part. Granada has 9.64 m² of terrace, very little for a four bedroom house. The outdoor living is the pool deck, the lawn and a pergola over an outdoor kitchen with a grill and a bar counter, not a deep covered terrace, and on a wet afternoon that shows. Exterior area runs to 92.76 m² and the pool is 22.91 m², enough water to swim in rather than stand in.

What the price covers

The developer prices the house build at $10,992,650 MXN. That figure is construction only and it excludes the land. At about 17.03 pesos to the dollar the build works out at roughly $645,487 USD. The peso figure is the developer's number, so the dollar conversion moves with the rate. The listing price of $811,900 USD is that build price plus $166,383 USD for the cheapest qualifying lot in the community, which is in Park Village. Granada is a model house, tied to no one area, so the buyer picks the lot. A larger lot or a golf frontage changes the total, almost always upward.

Not yet built

Granada has not been constructed. Every image here is an architect's render and is illustrative. Finishes, furniture and planting show design intent, not specification. The house is built to order once the lot is chosen.

The setting

Tulum Country Club sits about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal. It is gated, with security around the clock, and laid out around the PGA Riviera Maya golf course, certified by the PGA of America and Troon. Inside the grounds are cenotes and lakes, a protected reserve, a beach club on the coast and a football school run by the Real Madrid Foundation. The golf cart in the render is not set dressing. It is how people get around a community this size.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
