Heliconia Golf | 4 Bedroom Signature Home in Tulum Country Club

Heliconia Golf is a two storey house of 268.8 m2, about 2,893 sq ft, with 140.1 m2 of exterior area and 409 m2 in total. It is a Signature home in Las Flores at Tulum Country Club, on a lot facing the course. In the renders a wide timber lined roof plane cantilevers over the entrance between two tall panels of rough cut stone.

Inside

Four bedrooms. Four full bathrooms and a half bath. The living space runs to double height under that roof. Kitchen, dining and living sit in one line across the ground floor and open to the terrace and the pool, with one bedroom and its bathroom on that level. A TV room and a laundry sit off to the side. The other three bedrooms are upstairs, each with a bathroom.

Outside

The pool runs along the side of the rear terrace, with lawn beyond it and covered parking for two cars at the front. Heliconia has the least exterior area of the three golf view models, 140.1 m2 against 182 for Orquidea and 197.4 for Bugambilias. It also has almost the same interior as Orquidea Golf, 268.8 m2 against 271.8, for 76,300 USD less. The gap is outside, not in the house.

What the price covers

The developer quotes 13,500,000 pesos for Heliconia Golf. That is construction only. It does not include the land. At about 17.03 pesos to the dollar the build comes to 792,719 USD, and the listing price of 1,185,200 USD adds the cheapest golf view lot in Las Flores, at 392,433 USD. The exchange rate will move and the dollar total will move with it. Pick a different lot and the total changes. The developer does not quote the combined number, so a peso build price and a dollar all in price are two different things.

The community

Tulum Country Club is a gated development by Bahia Principe Residences, about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal. The golf course is certified by the PGA of America and Troon. Inside the gates are a beach club on the coast, a members club, two commercial centres, a gym, a spa, a casino, two schools, and cenotes and lakes in the grounds.

Not built yet

This house has not been constructed. It is a new build, put up on the lot you buy, and every image on this page is a developer render. Renders are illustrative. Finishes, planting and what you see out of any window will depend on the lot and on the specification written into the contract.

Las Flores carries the Signature homes in three positions: Center is interior, Edge faces the street, Golf faces the course. Heliconia is the least expensive of the three golf view models, and the reason sits in the exterior area rather than the house.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
