Lirio Edge | 2 Bedroom Signature Home in Tulum Country Club

The Lirio Edge is a single storey Signature home of 153 m2, or 1,647 square feet, on a street facing lot in Las Flores at Tulum Country Club. Two bedrooms, two full bathrooms and a half bathroom. Interior and exterior together come to 291.2 m2.

Inside Living, dining and kitchen occupy one long room that rises to a run of high windows above the wall line. The dining table sits in the middle of it, with the seating area at the far end against a panelled wall and joinery either side. The bedrooms sit off the same spine, the main one reaching the garden through a tall steel framed window that runs almost floor to ceiling.

Outside The rear terrace is carried on plastered arches under a wood lined ceiling, and the pool runs along its outer edge with lawn wrapping the corner. The exterior areas total 138.2 m2, which is 27.6 m2 more than the Center version of the same model. At the front the house shows a long wall of rough cut stone to the road, with a carport for two cars cut into it and a wood clad entry beside.

What the price covers The developer quotes the Lirio Edge at 9,000,000 pesos, and that peso figure buys the construction of the house alone. The land is a separate purchase. The 766,200 USD on this listing is the two added together and rounded: about 528,479 USD for the build, converted at roughly 17.03 pesos to the dollar, plus 237,680 USD for the cheapest exterior lot in Las Flores this model can be placed on. The rate will move, so the dollar side of it will move too. A different lot gives a different total. The developer publishes the build price only, and the combined figure is ours rather than theirs.

Edge means the street Edge is the street facing variant, so the house turns a stone elevation and a covered entry to the road and keeps the garden entirely behind it. It costs more than the Center version of the same model for two reasons worth stating out loud. The house itself is 23.9 m2 larger. The exterior lot it has to stand on costs 55,160 USD more than the interior one.

Still to be built This is a new build home that has not been constructed. Every image on this page is a developer render and is illustrative only, furniture included, and the furniture is not part of the sale. What is being bought is a house type and a lot, brought together and built to the plans.

Tulum Country Club is about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal, gated with double controlled access. Las Flores is the part of it where these houses are drawn, and the Edge lots are the ones with a front door people can actually find.

Financing

The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
