Orquidea Golf | 4 Bedroom Signature Home in Tulum Country Club

Orquidea Golf is a two storey house of 271.8 m2, about 2,926 sq ft, with 182 m2 of exterior area and 453.8 m2 in total. It is a Signature home at Tulum Country Club, in Las Flores. Golf is the variant name and it marks the position rather than the finish. This one goes on a lot that faces the course.

Inside

Four bedrooms. Four full bathrooms and a half bath. The ground floor runs the kitchen, the dining room and the living room together and opens through sliding glass onto the terrace, and one bedroom with its own bathroom sits on that same level. A separate TV room and a laundry are set back off the circulation. The three remaining bedrooms are upstairs, each with a bathroom, arranged around a landing that looks back over the pool.

Outside

The pool runs along the rear of the plot, with paved terrace on two sides of it and lawn beyond. Covered parking for two cars sits at the front, tucked under the upper floor, with a stone paved apron out to the street. Of the 453.8 m2 total, 182 m2 is outdoor area.

What the price covers

The developer quotes 14,800,000 pesos for Orquidea Golf. That figure is the construction of the house only. It does not include the land. Converted at about 17.03 pesos to the dollar, the build comes to 869,055 USD, and the listing price of 1,261,500 USD adds the cheapest golf view lot in Las Flores, at 392,433 USD. The exchange rate moves, so the dollar total moves with it, and choosing a different lot changes the total in either direction. The developer does not publish the combined figure. We do, because a build price on its own tells you very little about what the house costs.

The community

Tulum Country Club is a gated development by Bahia Principe Residences, about fifteen minutes from Tulum, off the Carretera Federal 307 at Akumal. The golf course is certified by the PGA of America and Troon. Inside the gates are a beach club on the coast, a members club, two commercial centres, a gym, a spa, a casino, two schools, and cenotes and lakes in the grounds.

Not built yet

This house has not been constructed. It is a new build, put up on the lot you buy, and every image on this page is a developer render. Renders are illustrative. Finishes, planting and what you see out of any window will depend on the lot and on the specification written into the contract.

Las Flores carries the Signature homes in three positions: Center is interior, Edge faces the street, Golf faces the course. Golf view land is the dearest of the three, and that is where most of the distance between this listing and an interior one sits.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
