Terraces run to 59.47 square metres and the private pool is 23.71 square metres, for a published total of 351.79 square metres once the outdoor areas are counted.

It has not been built yet

This is a new build. The house is constructed after a buyer has chosen a lot and signed, so there is nothing to walk through today. Every image on this page is a developer render and is illustrative. The furniture, the planting and the styling are there to show the intent of the design, not to describe what gets handed over.

You pick the lot

Model homes are not tied to any one part of the community. The design is fixed, the position is not, so the same house can sit on a quiet interior lot or on one with more frontage. That is the difference between the Model homes and the Signature homes, which are built in Las Flores in set interior, street facing and golf view positions.

How the price is put together

The developer's price for Tobago is 11,436,390 pesos, and that figure buys the construction of the house only. It does not include the land. Our listed price of 837,900 US dollars is that build price converted at about 17.03 pesos to the dollar, roughly 671,544 US dollars, plus 166,383 US dollars for the cheapest lot in the community, in Park Village. Two things follow. The conversion moves with the exchange rate, so the dollar figure is a snapshot rather than a fixed number. And a different lot changes the total upwards, because Park Village holds the cheapest land in the community. The developer does not quote the combined figure. We do, because a build price on its own is not the number anyone actually pays.

Tulum Country Club sits off the Carretera Federal 307 at Akumal, about fifteen minutes from Tulum, gated and with controlled access, and built around the PGA Riviera Maya golf course. Tobago is the second largest of the eight Model homes by construction area. Only Cumaru is bigger.

Financing

Bahia Principe Residences finances its own buyers, which is unusual in this market and is the reason a purchase here can be structured without going to a Mexican bank. The terms the developer publishes are a fixed rate of 5 to 7 percent, taken in pesos or in dollars, with no origination fee, from 30 percent down, and a reservation from $5,000 USD. They quote pre authorisation inside 24 hours and state that the decision does not touch your credit history. The credit sits with Piñero, the group behind Bahia Principe, and carries their guarantee.
