Homes for Sale in Puerto Aventuras

Eight finished houses, three to six bedrooms, on the golf course, the sea or the lagoon, all behind one gate with a working marina inside it.

Puerto Aventuras homes are golf front, waterfront or lagoonfront, and all eight we list are finished. Asking prices run from $695,000 USD for a three bedroom bordering the golf course to $2,950,000 USD for a four bedroom lagoonfront residence, with a median of $1,656,000 USD. Sizes run from 2,745 sq ft to 10,549 sq ft and the median is 4,302 sq ft (400 m²). Three to six bedrooms; four is the most common.

Golf front

Five of the eight face the nine hole course that runs through the town, and they are the way most buyers arrive at Puerto Aventuras. Bahía Xaak is a three bedroom home bordering the course at $695,000 USD, 2,745 sq ft. Bahía Solimán, four bedrooms and 5,167 sq ft, is $829,000 USD. Casa Yalku, four bedrooms at $1,150,000 USD. Villa Maravilla, a five bedroom golf front residence at $1,962,000 USD, and Villa Orquidea, a six bedroom golf front estate at $1,998,000 USD. Golf front here means a fairway rather than a road outside the window, in a town that is already quiet, and the houses were built with pools and terraces to use that view.

On the water

Villa Albatros is a three bedroom oceanfront villa at $1,350,000 USD, the only house in the book directly on the sea. Casa Lobo is a five bedroom waterfront villa with its own dock at $2,790,000 USD and 10,549 sq ft, the largest house in the town's book and the one a boat owner will look at first. Villa Palma, at the top, is a four bedroom lagoonfront residence of 7,028 sq ft at $2,950,000 USD.

What the town gives a house

A gate, and everything behind it. Puerto Aventuras was planned as a single place rather than grown into one: a working marina with around ninety slips, the golf course, Fatima Bay and two smaller beaches, a dive centre, restaurants along the marina front, a supermarket and a school, with security at the single entrance. A house here is a house in a managed town, with the roads, drainage and services that implies, and the community fee that pays for them. It is orderly and geared to people who spend real time here, and the demographic reflects that: families, long stay owners, boat owners.

Who buys a house in Puerto Aventuras

Boat owners first, because a slip and a home in the same gated town is a rare combination in Mexico. Families who want the school and the beaches inside a perimeter. Golfers. And buyers who have looked at the large houses in Akumal and Tulum and decided they would rather have the infrastructure of a planned town than the character of an unplanned one. Playa del Carmen is about 20 minutes north, Tulum about 30 minutes south, the airport about 50 minutes.

What to check

Community fees, which in a gated town with a marina and a golf course are the largest running cost of ownership. Ask for the current figure, what it covers and how it has moved over the last three years. For the waterfront and lagoonfront houses, the dock or slip: whether it comes with the house, and on what terms. For Villa Albatros, the federal maritime zone at the shoreline. And the fideicomiso, which every foreign buyer within fifty kilometres of the coast uses, routine and 60 to 90 days to close.
