Puerto Morelos sits 25 kilometres south of Cancun airport, on the same coast, on the same highway, behind the same reef. About 27,000 people live here, and most of them are not in a hurry. That is more or less the pitch, and it is honest: this is a town that stayed small while the corridor on either side of it did not.

What makes it interesting for a buyer in 2026 is the combination of proximity and price. Twenty five minutes to an international airport, on the Maya Train line, with asking prices that sit below Tulum and below Playa del Carmen, and density regulations that have kept the skyline low. The trade off is that it is quieter, the services are thinner, and anyone comparing it to Tulum's energy will find a town that closes earlier and offers less to do on a Friday night.

The neighbourhoods

Puerto Morelos is compact enough that "neighbourhood" is generous for some of these, but the distinctions matter for what you buy and what you pay.

Centro and the Old Town. The core, centred on the central square, the leaning lighthouse and the fishing pier. The most walkable part of town, and where beachfront and near beachfront boutique projects carry their premium. Short term rental demand is strongest here.

Rafael E. Melgar corridor. The avenue running parallel to the beach, where most of the current presale condo inventory is concentrated, in mid rise buildings.

Pescadores. A former fishing neighbourhood, now mixing traditional homes with newer three storey builds. About five minutes from the beach by car.

Selva Escondida. An interior residential area described by local agents as the most accessible entry point for buyers. Selva Escondida II is a 336 residence master planned development with controlled access and community amenities. Entry pricing from broker sites starts around US$136,000 to US$179,000.

The western corridor: Zetina Gasca to Villas Morelos to Selva Escondida. The clearest growth direction runs inland, extending toward Leona Vicario and the Ruta de los Cenotes. Several gated communities sit along this axis.

Leona Vicario. An inland town about 20 km west, within the municipality. It has its own Maya Train station and active land sales. It also has active ejido land and a federal expropriation dispute from December 2025. Read the section below before buying land here.

What things cost

These are asking prices from broker sites as of October 2026, not transaction data. No official price records were found for Puerto Morelos.

Studios start around US$95,000 in the western residential zones and US$155,000 beachside. One bedroom condos from about US$185,000. Two bedrooms from US$280,000 to US$506,000 depending on location and finish. Beachfront penthouses reach US$1.2 million to US$1.6 million. Single family houses from about US$760,000. Land and lots from US$43,000.

HOA fees run US$50 to US$300 a month depending on the development.

One broker report from Q1 2026 puts apartment entry at about MXN 1.98 million and beach access properties at about MXN 4.5 million. Most sources describe prices as 15 to 30 percent below comparable Playa del Carmen properties, with a wider gap against Tulum beachfront.

Getting there and getting around

Cancun airport is 25 to 35 minutes by car. Playa del Carmen is about 50 to 60 minutes south on Highway 307. Puerto Morelos has a Maya Train station on the Cancun to Playa del Carmen segment, with service operational since 2024. Check the current timetable on the official Tren Maya site before relying on it for regular travel.

Most residents buy or lease a car. A Chedraui supermarket sits on the highway. For a full range of shopping, the drive is to Cancun or Playa del Carmen.

What to check before you sign

Ejido land. This is the single biggest risk for foreign buyers in this municipality. If land has not been fully converted from ejido to private ownership through the PROCEDE and RAN process, a sale built on it is not legally valid, regardless of what is signed. A fideicomiso does not fix a defective title. Puerto Morelos municipality includes significant ejido land, especially around Leona Vicario, where the federal government expropriated 13.57 hectares for the Maya Train in December 2025 and a compensation lawsuit remains unresolved. Verify status with the Registro Agrario Nacional (RAN) and the Quintana Roo Public Registry of Property. Use a Mexican notario and an independent lawyer (source: Diario Oficial de la Federacion, 31 December 2025; Caribe Luxury Homes ejido risk guide).

Fideicomiso. Puerto Morelos is in the restricted zone. Foreigners hold residential property through a bank trust. Setup runs approximately US$500 to US$1,500. Annual fees approximately US$500 to US$700. Fees vary by bank (sources: Janus Hermes fideicomiso guide 2026; The LatInvestor).

Flooding. The town sits at sea level with a high water table. During heavy rain, waterlogging of up to 30 cm has been reported on some town avenues. The municipality maintains 22 absorption wells in Leona Vicario to manage infiltration. Ask about drainage and elevation for any property, especially in interior and western zones (source: Riviera Maya News, 2026).

Electricity. The Yucatan Peninsula's grid is described by IMCO as "relatively fragile" with weak interconnection to the national grid. In March 2025, CFE imposed rotating outages across seven Quintana Roo municipalities including Puerto Morelos due to poor quality gas in the Mayakan pipeline. In August 2025, Leona Vicario residents reported repeated short outages and voltage swings. A new substation was activated to reduce blackouts, and in August 2026, CFE and municipal authorities met to review problem circuits. Ask whether a development has backup power or solar (sources: Riviera Maya News; IMCO).

Presale verification. Most new inventory here is presale. Verify the developer's track record, check that construction permits and environmental impact authorisation (MIA) are in place, and confirm whether escrow protections exist before paying a deposit.

Living there

Healthcare. Costamed has a facility in town offering general care, dental and emergency services. For specialist or advanced care, the drive is to Cancun (25 to 35 minutes) or Playa del Carmen (50 to 60 minutes, where Costamed operates a 100 bed JCI accredited hospital). A buyer with serious medical needs should factor in this drive.

Schools. The municipality has 29 public schools with about 6,750 students. No international or bilingual school was found in Puerto Morelos. Families needing that go to Cancun or Playa del Carmen.

Dining. More than 200 restaurants operate in Old Town and the Zetina Gasca area, and the sector grew about 15 percent in Q1 2026. The range runs from traditional Yucatecan food to international, including Punta Corcho (chef Daniel Ovadia, Michelin Bib Gourmand).

The reef. The Parque Nacional Arrecife de Puerto Morelos sits about 400 to 500 metres offshore, part of the Mesoamerican Barrier Reef. Snorkelling and diving launch from the pier. This is not a marketing detail. The reef is a national marine park, it is well preserved, and it is the defining feature of the town's coast.

Cenotes. The Ruta de los Cenotes runs 35 km inland from Puerto Morelos, with 50 to 60 cenotes along its length. Swimming, snorkelling, zip lines. Requires a car.

How it compares to Tulum

Puerto Morelos is closer to the airport (25 minutes against roughly two hours), cheaper on asking prices, and subject to stricter density regulations. It has the reef directly offshore where Tulum has the beach. It is quieter, more compact, and easier to manage as a property you visit rather than live in full time.

Tulum has stronger tourism energy, more visible construction, more nightlife, and a larger transient population. One local broker positions Puerto Morelos for "conservative, long term holders" and Tulum for "higher risk, active operators." That framing oversimplifies, but the direction is right.

We sell in both places and have 23 listings in Puerto Morelos. If you are weighing the two, start the conversation with us — the right answer depends on what the property is for, how often you will be there, and whether proximity to the airport or proximity to the beach matters more.
