The house

Two levels around a double height living space, with a floating timber and steel stair rising through it and full height sliding glass along the garden side, so the living room, the dining area and the pool terrace read as one room when the doors are open. The kitchen runs along the back in white lacquer and walnut with a stone island and a breakfast bar, opening straight onto the living room. Floors are large format marble effect porcelain throughout, the bedrooms are upstairs, and the bathrooms are finished in stone with twin basins and a freestanding bath in the principal one, alongside a fitted dressing room.

Outside

The pool runs the width of the garden in dark tile, with a lawn and young palms beyond it and a covered terrace along one side holding an outdoor kitchen with a built in grill, a dining table for six and a lounge seating area under a timber and clay tile roof.

How it is built

The house is lifted 1.2 metres off the ground, which is what keeps humidity and mould out of the structure on this coast. Walls are double skinned with insulation between them, the windows are hurricane rated, there are two central air conditioning units rather than mini splits, solar panels are installed, and the water system carries a softener and an anti parasite treatment.

Running costs

The community fee is 12,800 pesos a year, billed as four payments of 3,200. Predial, the annual property tax to Playa del Carmen, is about 9,600 pesos. Water runs at about 1,100 pesos a month for a family of three, and electricity varies with consumption and with what the solar panels cover.

Puerto Aventuras

Puerto Aventuras is the gated marina town between Playa del Carmen and Tulum, with security around the clock and almost everything on foot: the beach is a nine minute walk, the golf club five, the restaurants, shops and grocery five, the school twelve and the clinic nine. The marina and yacht club, the beach club, the tennis academy, padel and pickleball, sailing, fishing and catamaran charters all sit inside the gates, which is why families tend to stay once they arrive.
