Condos for Sale in Bacalar

Apartments on the Lagoon of Seven Colours, three hours south of Tulum. Most of what is for sale here is pre-construction, in a market at the stage Tulum passed years ago.

Every condo we list in Bacalar is still being built. There are twelve today, across four developments, and not one of them is finished. That is the first thing to know, because it makes buying here a different exercise from buying in Tulum or Akumal, where you can walk through the building you are paying for before you pay for it.

Asking prices run from $200,000 USD for a one bedroom to $480,000 USD for a two bedroom in a lagoon front building, with a median of $376,500 USD. Seven of the twelve are two bedrooms, three are one bedrooms and two are three bedrooms. The four projects are Blue Water, Yutori, Aldea Mayab and Aldea Kalan.

What Bacalar is

A small town on the Lagoon of Seven Colours, a freshwater lagoon roughly forty kilometres long that shifts through turquoise, jade and deep blue depending on the depth of the sand beneath it. Bacalar is a Pueblo Mágico, it has cenotes opening directly into the lagoon, and it holds some of the oldest living stromatolites in the world, which is why parts of the shoreline are protected and why building near the water is watched closely.

It is quiet in a way Tulum has not been for a decade. There is a town square, a handful of restaurants, and very little nightlife. People who love it love it for the water and the pace.

What three hours south actually means

Bacalar sits about three hours south of Tulum on the 307, and close to five from Cancún airport. That distance is the reason prices here are what they are, and it is also the reason this is not a weekend rental market in the way the Riviera Maya is. Tulum International has shortened the journey for anyone flying in, but it remains a drive rather than a transfer.

What buying off plan here involves

Delivery dates, payment schedules and unit specifications on these twelve come from the developers, not from us, and we report them as the developers state them. We will tell you what each project has actually built so far, who is behind it, and what stage the construction has genuinely reached, because on a lagoon with protected shoreline those answers matter more than a rendering does.

Payment is usually staged across the construction period rather than paid at closing, which suits a buyer with time and suits nobody who needs the asset working this season.

Who Bacalar suits

Buyers who want the lagoon itself and are content to wait for it. Buyers with a long horizon who are comfortable that the town is early in its cycle. Buyers who have seen Tulum and want the version of it that has not happened yet, with clear eyes about the fact that it may never happen in the same way.

Who it does not suit

Anyone who wants to buy something finished, walk through it, and have keys. Anyone who wants rental income now. Anyone who wants to be a short drive from an international airport, a hospital or an international school. Those buyers should look at Akumal or Playa del Carmen, and we will say so rather than sell you a lagoon.
