The apartment

Because the tower is round the plan curves, and the terrace wraps two sides of it at canopy height, looking straight into the tops of the trees. One bedroom and one bathroom, an open living and dining room, a fitted kitchen and a laundry area, with 73.60 square metres inside and 24.70 square metres of terrace, 98.30 square metres in all. Ceilings are 2.9 metres clear and glazing is 2.4 metres high, floors are polished concrete, walls are plaster and doors are natural wood, with mini split air conditioning throughout. The regional stone wall that rings each tower keeps the terrace private.

Worth knowing

These are the smallest homes at Aldea Kalan and the only ones under a quarter of a million dollars, which makes them the entry point to the project. Sixteen of them were built into Aldea Venado, four on the first floor of each tower, carrying the same finish and the same access to the amenities as the homes below and above.

Availability and price

The sixteen first floor apartments in Aldea Venado run from $3,923,371 MXN to $4,700,000 MXN on the September inventory, about $230,787 to $276,470 USD at 17 pesos to the dollar, the difference being which tower the apartment sits in. The peso figure is the asking price and the dollar figure moves with the rate.

Aldea Kalan

Aldea Kalan is 12.7 hectares of preserved jungle on the shore of the Bacalar lagoon, with 165 metres of lagoon front and its own dock, designed by V Taller and built by Elemental Creations for the team behind the neighbouring Aldea Mayab. The plan is a sequence of aldeas, each of four small round towers of ten apartments: four two bedroom garden homes on the ground floor, four one bedrooms on the first and two three bedroom penthouses on top. Aldea Hormiga sold out and Aldea Venado is the phase now selling. Residents share a clubhouse with a pool, a restaurant and a juice bar, two smaller clubhouses, two pádel courts, a gym, a spa, the dock on the lagoon and a gatehouse with security.

Bacalar

Bacalar is the lagoon of seven colours in the south of Quintana Roo, forty kilometres long and a pueblo mágico since 2006, two hours south of Tulum and forty minutes from Chetumal and its airport, and the last stretch of this coast where lagoon front land can still be bought at these prices.
