The apartment

A quarter of the ground floor of one of the round towers, so the plan curves around a private garden: two bedrooms and two full bathrooms, a living and dining room and a kitchen fitted in wood grain cabinets with a granite counter, an electric hob, oven, microwave, fridge and hot water, all opening onto the garden with a plunge pool in polished cement, a timber pergola, an outdoor bar with a sink and a grill. Ceilings are 2.9 metres clear, glazing is 2.4 metres high, floors are polished concrete, walls are plaster and doors are natural wood, with mini split air conditioning throughout. The regional stone wall that rings each tower gives the garden its privacy.

Availability and price

Five of the sixteen garden apartments in Aldea Venado are free on the September inventory, units 101 and 104 in tower A, 103 and 104 in tower B and 103 in tower D, each of 247 square metres, priced at $7,396,000 MXN, about $435,059 USD at 17 pesos to the dollar. The peso figure is the asking price and the dollar figure moves with the rate.

Aldea Kalan

Aldea Kalan is 12.7 hectares of preserved jungle on the shore of the Bacalar lagoon, with 165 metres of lagoon front and its own dock, designed by V Taller and built by Elemental Creations for the team behind the neighbouring Aldea Mayab. The plan is a sequence of aldeas, each of four small round towers of ten apartments: four two bedroom garden homes on the ground floor, four one bedrooms on the first and two three bedroom penthouses on top. Aldea Hormiga sold out and Aldea Venado is the phase now selling. Residents share a large clubhouse with a pool, a restaurant and a juice bar, two smaller clubhouses with pools, pergolas and grills, two pádel courts, a gym and yoga area, a spa with massage cabins, steam, sauna, jacuzzi and cold plunge, the dock on the lagoon, a parking space per apartment, a gatehouse with security and administration and a private wastewater treatment plant. Delivery is scheduled for December 2028.

Bacalar

Bacalar is the lagoon of seven colours in the south of Quintana Roo, forty kilometres long and a pueblo mágico since 2006, two hours south of Tulum and forty minutes from Chetumal and its airport, and the last stretch of this coast where lagoon front land can still be bought at these prices.
