Centro Tulum Opens in Phases This Autumn, and 900 Jobs Come With It


Centro Tulum will not open on a single day. The municipality's first purpose-built shopping centre is being brought into use the way large retail usually is, one anchor at a time across the autumn, with Suburbia announced as the first tenant and scheduled to trade from 11 o'clock on August 27. The detail worth noticing is not any one shop. It is that a project whose opening date has moved repeatedly is now arriving in pieces, which is a different and more reliable kind of progress.
When we wrote about Centro Tulum in July, the position was a confirmed tenant list and an opening window of September to October. Both still hold. What is newer is the shape of that opening: Coppel and Promoda are reported close to ready behind Suburbia, and the roughly 60 retail spaces are expected to come into use through the autumn rather than together. We have not been able to confirm independently whether the Suburbia opening went ahead on the day it was scheduled.
The employment number is the part that matters
Diego Castañón Trejo, Tulum's municipal president, has put the development at around 900 jobs. That figure deserves more attention than the tenant list it usually appears beneath, because of what kind of jobs they are.
Tulum's economy has a seasonal shape that its own institutions have spent two years trying to flatten. Demand concentrates into a winter that runs from late December to April and peaks in the first fortnight of January, and the town has been explicit about wanting a year-round economy rather than one that empties out by June. A supermarket, a cinema, a gym and two department stores do not close for the low season. They employ the same people in August that they employ in January.

That is a different category of employment from the one Tulum has been building for a decade, and it arrives at a moment when the destination needs it. Archaeological zone visits in the first half of 2026 came in near 444,000, down roughly 29 per cent year on year. Nine hundred posts that do not depend on arrivals are a meaningful hedge against exactly that.
It is not one project
Centro Tulum has taken most of the attention, but it is not the only retail scheme in the ground. Aldea Tulum, a private development of 20 to 25 retail spaces aimed at residents and surrounding neighbourhoods, represents an investment of around 185 million pesos and roughly 110 direct jobs during its development phase.
Two schemes rather than one changes the read. A single mall is a project. Two, aimed at different catchments, is a town acquiring the retail layer that ordinary places have and that Tulum has conspicuously lacked, sending residents to Playa del Carmen for anything a beach town does not stock.
Melitón González, the city council's director general of economic development, framed Centro Tulum in exactly those terms: “It's a mixed-use commercial centre that will generate a lot of employment for our municipality.” Castañón Trejo described it as a gathering point for locals and visitors, integrating commerce, gastronomy, services and workspaces.
What the tenant list keeps telling us
The anchors are Chedraui and Cinépolis, the latter Tulum's first cinema, alongside Starbucks, Smart Fit, Coppel, Suburbia, Promoda, Toks, Domino's and iShop. As we noted in July, this is not a boutique beach-club line-up. Chedraui is a full-scale supermarket. Coppel and Suburbia are mid-market department stores that serve working families. These are the businesses that follow residents rather than visitors, and their willingness to sign leases is a commercial judgement about how many people actually live here year-round.

The site sits on Federal Highway 307 in Región 11, about two and a half kilometres from the town centre, with a construction area of just over 40,587 square metres and 1,193 parking spaces. The municipal economy department confirmed this month that the tenant list has not changed since it was published, which for a project of this length is worth noting in itself.
What this does and does not prove
A phased opening is not a completed one, and an announced opening is not a confirmed one. The first store was scheduled for late August, the September to October window for the full complex remains the developer's guidance rather than a fixed date, and this project's dates have already moved more than once. The 900 figure is the municipal president's, given in March, and no independent count of filled posts exists yet.
It is also worth saying that retail employment is not high-wage employment, and a town with Tulum's cost of living will not be transformed by shop floors alone. The honest claim is narrower and still worth making: this is the first substantial block of jobs in Tulum that does not empty out when the season does, and the first time residents have been able to buy a department-store shirt or watch a film without driving an hour.
For anyone weighing Tulum as a place to live rather than visit, that is the kind of change that shows up slowly and then matters permanently.
