Los Cabos Gained Two Ultra-Luxury Hotels in Four Weeks

Aman opened its first hotel in Mexico on August 1. Twenty-seven days later, Park Hyatt opened its own. Two properties at the top of the international luxury market arrived in Los Cabos inside a single month, and they arrived in a year when the destination's visitor numbers have been going the other way. Both halves of that sentence are worth taking seriously.

Amanvari sits on the East Cape, the stretch of coast running north-east from San Jose del Cabo that has stayed quiet while the corridor between the two towns filled up. It is small by design, 18 private casitas, and reporting on the opening put nightly rates from around $4,500. Park Hyatt Los Cabos followed on August 28, later than planned, after construction delays pushed the date back.

Behind them, St. Regis Los Cabos at Quivira and Grand Hyatt Los Cabos are both described as later 2026 arrivals.

Why the geography matters more than the brands

The easy read is that four luxury brands like Los Cabos. The more useful read is where they are putting themselves.

Los Cabos has historically meant two towns and the corridor between them. San Jose del Cabo at one end, colonial centre and art district. Cabo San Lucas at the other, marina, arch and nightlife. The resort inventory sat along the road connecting them. What is happening now is that the new properties are spreading beyond it, across the East Cape, the Pacific side and the established resort areas, with different airport transfers, different beach conditions and different distances into either town.

For anyone reading Los Cabos as a market rather than a holiday, that dispersal is the structural change. A destination with one corridor prices as one thing. A destination with three or four distinct settings starts to price as several.

The connectivity underneath it

None of this works without flights, and Los Cabos has spent a decade building them. Air connectivity rose by close to 46 percent between 2016 and 2025. The destination now connects to 42 international airports, 32 of them in the United States, on more than 600 weekly flights. Southwest added non-stop service from Indianapolis on March 5 this year, with Las Vegas following. Copa has been flying from Panama, opening Central and South American connections, and Condor has run a seasonal Frankfurt service.

That network is the reason a group like Aman can put 18 casitas on a remote cape and expect them to fill. The guest is not driving.

What this does and does not prove

It does not prove a strong year. International arrivals to Los Cabos were down 0.7 percent year to date at the time of reporting in April, with March alone down 7.1 percent, 507,000 against 545,000 in the same month of 2025. January and February had been up, by 2.6 and 4.2 percent. The domestic market has been the harder story, with nine consecutive months of year-on-year decline through to March. Average daily rates across the destination were $429 in 2025, down from $458 in 2024.

Mauricio Salicrup, secretary of the Los Cabos Hotel Association, attributed part of the softness to "perceptions with no basis in fact", pointing to the February arson attacks on mainland Mexico that followed a cartel arrest and did not occur in Los Cabos. A weakening economy, inflation in tourism services and high relative costs were also cited.

Set against that, Semana Santa in early April ran at 90 percent occupancy, so the demand is not absent. It is uneven.

The honest synthesis is this. Four ultra-luxury groups committed to Los Cabos years before 2026 and are opening into a softer year than the one they underwrote. That is normal in hospitality, where the decision and the doors are separated by half a decade. What it tells you is what those groups concluded about the destination's second half of the decade, not what they think of this quarter.
