Living space sits behind full-height glazing facing the water, with pale stucco walls, timber ceiling beams and stone floors. The kitchen is fully fitted with a dark stone splashback and timber cabinetry. Three bedrooms open onto their own terraces through sliding glass, each with air conditioning and a ceiling fan, and bathrooms are finished in the same warm stucco with walk-in showers. The residence is presented furnished, and the vertical arrangement over three floors gives each level a distinct degree of privacy.

Beach Level

At ground level the building opens onto a pool deck laid in hardwood, with a palapa bar, hammocks and loungers set just back from the water line. The beach is directly in front, with no road between the building and the sand.

Caleta Tankah

Caleta Tankah is a small cove roughly midway between Tulum and Akumal, named for the caleta itself: a clear saltwater inlet fed by fresh groundwater, sheltered enough to snorkel and largely free of the sargassum that reaches more exposed stretches of the coast. There is a cenote a short walk away and mangrove behind the beachfront strip. The road in carries little through traffic and the surrounding density is low, which is much of the reason the bay has stayed as quiet as it has.
