The lots

These are close to double the size of the smaller lots in the same subdivision, which on a three level allowance means a genuinely large house with room left for a garden and a pool rather than a house that fills its plot. Several carry a commodatum strip of additional usable land running to nearly 10,000 square feet on top of the titled area.

Maintenance runs at 16,500 pesos. Payment on this group is 30 per cent down and 70 per cent on delivery, against 50/50 on the smaller lots.

Corasol

Corasol is a gated master planned community on the coast at Playa del Carmen, built around the Gran Coyote golf course and holding its own stretch of Caribbean shoreline. La Escondida is the one part of it where you buy the land and build the house yourself.

What you may build

Three levels plus a rooftop, with underground parking permitted. Floor area ratio is 200 per cent, site coverage 60 per cent. There is no obligation to start by any particular date, which is unusual: most Riviera Maya subdivisions attach a construction deadline to the deed. You can hold the lot and build when it suits you.

What comes with it

Full Corasol membership is included rather than optional, which opens the golf, the Costa Beach Club and The Park. Lots have direct access onto the golf course. Possession passes at 65 per cent paid, and the lots deliver in December 2026.

Hold the lot and let Corasol keep building around it. Build your own house with your own architect, inside the community design manual. Price

13,420,000 to 18,230,000 pesos, about $789,000 to $1,072,000 US dollars at seventeen pesos to the dollar.
