The lots

The park facing lots sit on the inside of the plan with La Jungla in front of them, so nothing is built opposite and the amphitheatre, the labyrinth, the yoga temple and the sports courts are across the road rather than a drive away. They start at 292 square metres and run past 500, the deepest plots in the community, and the corner plots among them have open ground on two sides. All are sold serviced and ready to build on to the community’s design guidelines, with the option of one of the developer’s four house models instead.

Tierra Madre

Tierra Madre is a gated community of 403 residential lots by Grupo Emerita on a tract of virgin jungle in the north of Playa del Carmen, laid out so that the houses sit among the trees rather than in place of them. It is sold as serviced land for owners to build their own house to the community’s design guidelines, and the developer also offers four house models for those who would rather buy the house and the lot together.

The amenities are built and photographed. They fall into two halves. El Santuario is the clubhouse: a lobby bar, a spa with massage cabins, sauna, steam and jacuzzis, a gym, a semi olympic pool with showers and changing rooms, a cinema, an events hall, a playroom, an adults bar, a wine cellar, grills, a fire pit, padel and tennis courts, and a natural cavern called El Tuch fitted out as a lounge. La Jungla is the parkland around it: a yoga temple, an amphitheatre, a green labyrinth, a water mirror, sculptures, a pet park, a five a side football pitch, basketball and multi use courts, mini golf, a trampoline, an elastic net, a climbing frame, a calisthenics and exercise circuit, picnic areas and a children’s playground. Delivery of the lots is scheduled for December 2026.

Price

From $2,626,462 MXN, about $154,498 USD at 17 pesos to the dollar, on the developer’s shortest payment plan. The peso figure is the asking price and the dollar figure moves with the rate. Longer plans are priced higher and we will send the current schedule and the availability map on request.
