La Escondida | Golf Front Residential Lots in Corasol, Playa del Carmen

La Escondida is forty six single family lots inside Corasol, laid along the third and fourth holes of the Gran Coyote golf course. These are the smaller lots, fourteen of them still available, from 4,197 to 5,306 square feet.

The lots

Each one backs onto the golf course, so the green view is protected by the course rather than by a covenant that could change. Every lot also carries a commodatum strip, which is additional land you have the use of on top of the titled area, running between about 580 and 2,700 square feet depending on the lot.

Maintenance runs at 9,000 pesos on the 4,197 square foot lots and 12,700 pesos on the larger ones in this group.

Corasol

Corasol is a gated master planned community on the coast at Playa del Carmen, built around the Gran Coyote golf course and holding its own stretch of Caribbean shoreline. La Escondida is the one part of it where you buy the land and build the house yourself.

What you may build

Three levels plus a rooftop, with underground parking permitted. Floor area ratio is 200 per cent, site coverage 60 per cent. There is no obligation to start by any particular date, which is unusual: most Riviera Maya subdivisions attach a construction deadline to the deed. You can hold the lot and build when it suits you.

What comes with it

Full Corasol membership is included rather than optional, which opens the golf, the Costa Beach Club and The Park. Lots have direct access onto the golf course. Possession passes at 65 per cent paid, and the lots deliver in December 2026.

Hold the lot and let Corasol keep building around it. Build your own house with your own architect, inside the community design manual. Price

8,360,000 to 9,990,000 pesos, about $492,000 to $588,000 US dollars at seventeen pesos to the dollar.
