The apartments

Thirty two bedroom apartments were on the August list, running 900 to 1,296 square feet with one and a half, two or two and a half bathrooms. Several are built as lock offs, so the second bedroom and its bathroom close off from the main apartment and let separately.

Worth knowing

The entry two bedroom starts below the entry one bedroom, which is unusual and worth using. The lock off plans carry the higher bathroom counts and cost more, but they are the ones that work as two rentable units rather than one.

The Leaf

The Leaf is a low rise resort of four buildings at Playacar in Playa del Carmen, laid out around the pools rather than stacked into a tower. Ninety nine apartments were on the price list dated August 2026, from studios to three bedroom lock offs. Several pools run through the site including one with a water slide, and there is a clubhouse with a cafe, a gym, an events terrace, a yoga deck, a kids play area, reception and security around the clock. The buildings are finished and delivery is immediate.

Playacar

Playacar is the gated residential and resort quarter at the southern end of Playa del Carmen, with its own golf course, its own beach clubs and a controlled entrance. Fifth Avenue and the ferry to Cozumel are a few minutes north and Cancun airport about fifty minutes.

Price

30 were available on the price list dated August 2026, from $5,984,365 MXN for unit C305 at 901 square feet up to $8,571,671 MXN. That is about $352,000 to $504,000 USD, converted at seventeen pesos to the dollar. The peso figure is the one that stands and prices are subject to availability.
