They are the largest single group in the resort and the widest spread in size, so a studio here can mean anything from a compact 583 square foot plan to one at 905 that is larger than some of the two bedroom apartments on the site.

Worth knowing

Because the range is so wide the price per square foot varies more than usual inside a single category. It is worth asking for the plans of two or three before choosing rather than going on the headline figure.

The Leaf

The Leaf is a low rise resort of four buildings at Playacar in Playa del Carmen, laid out around the pools rather than stacked into a tower. Ninety nine apartments were on the price list dated August 2026, from studios to three bedroom lock offs. Several pools run through the site including one with a water slide, and there is a clubhouse with a cafe, a gym, an events terrace, a yoga deck, a kids play area, reception and security around the clock. The buildings are finished and delivery is immediate.

Playacar

Playacar is the gated residential and resort quarter at the southern end of Playa del Carmen, with its own golf course, its own beach clubs and a controlled entrance. Fifth Avenue and the ferry to Cozumel are a few minutes north and Cancun airport about fifty minutes.

51 were available on the price list dated August 2026, from $4,089,363 MXN for unit D218 at 619 square feet up to $6,018,021 MXN. That is about $241,000 to $354,000 USD, converted at seventeen pesos to the dollar. The peso figure is the one that stands and prices are subject to availability.
