The residences

Six two bedroom plans are available and the spread between them is wide. Unit 006 at 96.79 square meters and unit 047 at 166.68 are both two bedrooms, but one is seventy percent larger than the other and nine million pesos dearer. The larger plans are the corner residences with terraces wrapping two sides.

Which to look at

If the budget is the constraint, 006 and 003 sit close together near eleven million pesos. If space is, 046 and 047 are the two largest residences on the whole current list and both are two bedrooms rather than three, so the area goes into living space instead of extra rooms.

Viceroy Residences Playa del Carmen

Viceroy Residences is the brand’s first residential building in the Yucatan, on the Mahekal site in Playa del Carmen. Owners get the hotel apparatus rather than a residents committee: a dedicated Viceroy hospitality team, concierge, hotel and restaurant services, a beach club reserved for residents and a private walkway to the sand. The roof carries three infinity pools, a bar and cabanas. Below them sit a spa with sauna, steam room, hot and cold plunge and massage suites, a fitness centre, a yoga and meditation terrace, a multimedia room, a teens lounge, a kids club, a business centre and a private event space. The entrance is built around the Reloj Solar Maya.

Inside the residences

Ceilings run 2.8 metres. Kitchens are open with travertine tone counters and backsplash, light oak cabinets, premium Italian cabinetry and a full stainless appliance suite. Floors are imported European porcelain, bathrooms are glass enclosed with natural stone counters, and the principal bedrooms carry walk in closets. Sliding glass doors open to terraces from the living areas and the bedrooms, and corner units wrap their terraces around two sides.

6 are available, from $11,059,225 MXN for unit 006 at 1,042 square feet up to $20,649,985 MXN for unit 047 at 1,794 square feet, about $651,000 to $1,215,000 USD.
