The Cenote

The cenote is open rather than covered, a broad basin cut into the limestone with a cavern mouth at one end and water that runs from deep turquoise over the drop to pale green across the shallows. The rim has been consolidated in dressed limestone and the walls carry ferns and creeping growth where the light reaches. A cavern runs back under the rock at water level.

Below the Surface

What is visible from the deck is the opening rather than the whole of it. The cenote is a window into a flooded cave system running beneath the parcel, and the owner reports the passage below as diveable and heavily decorated with stalactite and stalagmite formations. This corridor sits above some of the longest underwater cave networks on the peninsula, so the claim is consistent with the geology, but the extent, the condition and any connection to the wider system are things established by survey rather than by report. The Position

Chunyaxché sits at the point where the Tulum corridor gives out and Sian Ka'an begins. Muyil, one of the oldest continuously occupied Maya sites on this coast, is about a kilometre south, and the lagoon system and floating channel that draw visitors into the reserve run just beyond it. The facade announces itself before anything else does. Colonia Ejidal

Colonia Ejidal sits north and west of Playa del Carmen's tourist core, in the part of the city where people actually live and work. Calle 24 Norte runs between Diagonal 70 Norte and Diagonal 75 Norte here, a few blocks from Avenida Andrés Quintana Roo and its everyday commerce. The Palapa

The palapa is a fourth structure rather than a shade canopy. Under a full thatched roof carried on rough timber posts sit a bar counter with stools, two dining tables including one that seats ten, an outdoor kitchen with a gas cooktop and open shelving against rough stone walls, hammocks slung between the posts, and two and a half bathrooms of its own. It opens on every side to the lawn and the pool.

The Plot

The land runs to 2.2 acres, roughly 8,900 square meters, planted densely with mature trees, coconut palms and tropical foliage, with lawn between the villas and the water. The planting does the work of separating the three villas from one another and screening the estate from its boundaries, which is what allows a property holding twelve people to still read as private.

Xpu Ha

Xpu Ha lies on the coast road between Playa del Carmen and Tulum, known for one of the wider and calmer beaches along this stretch. The estate sits inland of the sand, about a five-minute drive rather than a walk, with Kantenah Bay and Xpu Ha beach under a kilometer away and a small supermarket within two.
