Akumal Oceanfront Land | 2 Hectare Development Site with 354m Frontage
20,559 m² oceanfront land with 354m Caribbean frontage in Akumal. TR2* tourist residential zoning. $7,000,000 USD. Titled since 1989.

Three hundred and fifty four metres of Caribbean frontage on two hectares of private land between Akumal Bay and Half Moon Bay.
The site is two parcels, sold together. The oceanfront parcel runs to 12,028 m² and carries the coastline. The rear parcel adds 8,531 m² at a natural elevation that looks out over the water. A 7,200 m² federal zone lies between the built boundary and the sea, which means no neighbour will ever build on the view.
The oceanfront parcel carries several abandoned stone buildings from a previous development, all derelict. Any new build would clear the site.
The land is titled. The escritura dates from 1989, the property has been in private hands since then, and the documentation is ready for closing in notary. That matters here because a significant share of what trades along this coast involves ejido or agrarian land where the title path is longer and less certain.
Zoning is TR2*, tourist residential. Lot coverage is capped at twenty percent, floor area ratio at 0.55, which translates to a maximum building footprint of 4,112 m² and up to 11,308 m² of total permitted floor space. The entitlement allows thirty rooms per hectare. On this site that means sixty two hotel rooms or suites, which through a lock off configuration could operate as one hundred and twenty four keys. The same zoning supports a residential master plan of around twenty five houses or villas.
The coastline is rocky, not sand. That is a privacy advantage rather than a drawback: the rock face blocks sightlines from the water and from the beach to either side, and the terrain rises toward the rear of the property, putting the highest point of the site at exactly the angle where ocean views open up. Akumal Bay and its reef are to the south, Half Moon Bay to the north.
Akumal sits thirty kilometres south of Playa del Carmen and twenty five north of the Tulum ruins. The site is 450 metres from La Gran Puerta and under a kilometre from the junction with the federal highway.
True oceanfront of this scale almost never trades on the Riviera Maya. Most of what is called beachfront here is across a road from the sea or behind the federal zone. This is the coastline itself.
