Ninety two lots, one price per square metre, and title at closing. Aldea Xcacel is an eco residential subdivision in Chemuyil, on the quiet stretch of the Riviera Maya between Akumal and Xel Há. Every lot in the release sells at 60 USD per square metre. Nothing is charged for a corner, a frontage or a position on the map, so the only thing that moves the price is the size of the ground.
The 92 lots cover 63,165 m² across six manzanas, numbered 28, 33, 35, 37, 38 and 44. They run from 485 m² to 2,630 m², which is 29,117 USD at the bottom and 157,808 USD at the top. The median lot is 579 m² and 69 of the 92 sit under 700 m², a comfortable single family footprint on this coast and a good deal more ground than the same money buys inside Tulum. Five lots pass 1,000 m². The largest two, MZA 28 Lote 11 at 2,630 m² and MZA 44 Lote 2 at 1,985 m², are big enough for a multi unit or boutique scheme. Land use across the development is H3.
The groundwork is done. Avenues are cut, graded and kerbed, laid as sacbé in white limestone, and the streets carry names and signage: Avenida Kopo, Calle Yaaxché, Calle Piich, Calle Beel Sinik, all of them Maya tree names. Xcacel is three kilometres away. It is a protected natural area and one of the most important sea turtle nesting beaches in the Mexican Caribbean, more than two kilometres of white sand backed by jungle instead of hotels, and it is the reason this pocket of the Riviera Maya has stayed quiet while the rest of the corridor has not. The Xunaan Ha cenote is two kilometres away, about five minutes. Xel Há is twelve minutes, Akumal fifteen, Tulum twenty, and the Tren Maya route runs the corridor alongside Highway 307.
