Isola Blu is fourteen residences in a single five level building on the western shore of Isla Mujeres, looking across the bay to Cancun. The site runs 1,367.10 square meters with 2,776.84 square meters built, and unit 101 measures 168.96 square meters in total, about 1,819 square feet.

The residences

Two apartments on the first level and three on each of levels two to five, fourteen in all, sold as exclusive property units. Every one has a living room, a dining room, a kitchen, a laundry closet, a principal bedroom with its own closet and full bathroom, a second bedroom with a full bathroom, a further full bathroom for guests and a terrace. Unit 101 splits as 111.74 square meters habitable and 57.22 square meters of terrace.

Finishes

Interiors are laid in Veracruz travertine marble, wet areas in Melia cream marble, hallways and terraces in natural porcelain. Glazing is 2.5 millimeter extruded aluminium with laminated safety glass. The architecture reads as contemporary Caribbean, coral stone and washed timber in sand tones, with pitched roofs and crossed balustrades borrowed from the coastal colonial houses.

Amenities

A swimming pool, a covered terrace, eight parking spaces and a private pier with room for five boats, backed by a support marina with more capacity. The pier is the reason to buy here.

Isla Mujeres

The building sits on the sheltered western side of the island between Punta Norte and Punta Sur, twenty minutes by ferry from the mainland.

The developer is Eleva Capital Group, which has built a run of projects along this stretch of the coast under the Blu name.

Availability and price

Four residences were available on the price list dated 1 September 2026. Units 101 and 102 are the garden apartments on the first level, 168.96 and 167.56 square meters with terraces of 57.22, both at $806,565 USD. Units 401 and 403 sit on the fourth level at 124.29 and 129.32 square meters, priced $805,268 and $789,157. Three more are on hold and six are sold. Delivery is winter 2028.

The garden apartments are worth a second look: they are about a third larger than the fourth floor units for roughly the same money, because the terrace runs to 57 square meters rather than 13. The trade is height against outdoor space.

Lock off

Every residence is built as a lock off, so the second bedroom and its bathroom close off from the main apartment and let separately. On an island where inventory is thin that matters more than it would on the mainland.
