Natural Bio Reserve | Two Titled Parcels with Year Round Aguadas near El Cuyo
Two freehold parcels with year round aguadas and low forest, 8 km from the coast near El Cuyo, Tizimin. Dominio pleno title. MXN 50 per m2.

Two adjoining parcels at Zacbó, on the first dry ground south of the Río Lagartos lagoon system, in the municipality of Tizimín. The land lies 8 kilometres from the ocean in a straight line and 18 kilometres by road from El Cuyo, with the barrier beach and the Gulf beyond. It is unworked: secondary low forest and palm over exposed limestone, areas of former milpa now open and regenerating, and several aguadas that hold water through the year.
Size and price
Parcela 28 runs to 453.89 hectares and Parcela 25 to 339.89, which is 793.78 hectares together, or 7,937,762 square metres. The asking basis is MXN 50 per square metre, so Parcela 25 comes to MXN 169,944,300 and Parcela 28 to MXN 226,943,800, with the two together at MXN 396,888,100. The headline figure above is Parcela 25 alone, converted at 17.03 pesos to the dollar on 31 August 2026. Acquisition parcel by parcel is possible, and the rate should be checked on the day.
The water
Several aguadas across the block were holding standing water at the end of the dry season, with water lilies and a clear limestone bottom. None of them has been dredged or worked. Their number, area and depth have not been surveyed.
Land cover
Three conditions run across the block. Wooded areas of secondary low forest and palm mixed with open stony ground. Areas previously planted with milpa, now open and regenerating. Reed and grass fringe around the water bodies, untouched.
Access
Follow the highway toward El Cuyo, turn right 8 kilometres before the village at the junction known as Caño Mucho, then 10 kilometres of unpaved interior track to the boundary. The condition of that track has not been surveyed.
Tenure
The parcels sit in the ejido N.C.P.A. Tekal Nuevo, Tizimín, and are held in dominio pleno, which is full freehold, authorised in ejido assembly in 2009 with the parcels delimited and assigned in a prior assembly in 1998. The acta records that they are free of litigation, subject to no contract or agreement, and fall outside any municipal or state urban growth plan. The Procuraduría Agraria stated that no archaeological monuments or vestiges are known within the parcelled area. The complete document file is available for review to a serious buyer.
Services
A substation serves El Cuyo, 18 kilometres away; a substation at Moctezuma, the nearer settlement, is not confirmed. Water is surface water in the aguadas plus the regional karst aquifer, with no well or extraction permit in place. On that basis a first phase should be designed to run off grid, on solar generation, rainwater capture and on site treatment.
Still to confirm
The ownership share is the first question. Each parcel certificate we have seen covers 50 per cent of the title, held pro indiviso by a group of two, so a buyer needs to establish whether the whole of each parcel is being conveyed or a half share in it, and whether every co owner is party to the sale. Beyond that: parcel certificates matched against current registry records, the number, area and depth of the aguadas, substation capacity at El Cuyo and Moctezuma, hectares of former milpa fit for replanting, all season vehicle access, the environmental land use classification and any restrictions on it, and current tax status and any encumbrances. A survey to fix area and boundaries is the first step for any buyer.
