The ground floor

158.49 square metres, 1,706 square feet. Three bedrooms with a walk in closet off the principal, a study or staff room, four full bathrooms, living and dining, kitchen, laundry area, terrace and two parking spaces. Ceilings here are 3.50 metres rather than the 2.80 upstairs, and on a single level home that is most of what separates these from the apartments above them.

The terrace is private and planted at its edges to screen it from the neighbours, and the Garden Houses are the only part of Oceanna where the developer permits a jacuzzi to be installed. Ten were built and five remain, units PG03, PG04, PG06, PH07 and PH08.

Oceanna Residences

Forty six apartments over four levels on 7,762 square metres in the Zona Diamante of Playa del Carmen, where the Cancun to Tulum highway meets Playa Magna. Invertikal Developers are building it and Artigas Arquitectos designed it, and the governing idea is low density: ten Garden Houses on the ground floor and twelve apartments on each of the three levels above, on a plot large enough for several times that number. Delivery is approximately October 2026.

How it is built

Facades in white render and cantera conchuela stone. Inside, porcelain floors with a wood finish, parota joinery throughout, white quartz kitchen counters and travertine vanities. Kitchens arrive with a four burner hob, an integrated oven and an extractor hood, Kohler taps and shower fittings and a Helvex basin. Terraces are washed beige concrete with chukum walls. Every apartment is cross ventilated and the building faces north. Water and gas are metered per unit and maintenance runs at $2.00 USD per square metre per month.

Price

From $458,513 USD up to $474,790 USD depending on the level and the unit. The developer quotes in US dollars and the price includes both private parking spaces.
