The coastal road out of Puerto Morelos runs south past the last of the houses, past the last of the pavement, and then simply stops. What waits at the end of it is 2,400 m² / 25,834 sq ft of raw Caribbean shoreline, three contiguous parcels laid side by side across sixty linear meters of open coast, with a saltwater inlet gathering at the edge of the sand like a natural pool cut into the rock.
There is nothing built here. No hotel, no beach club, no vehicles, almost no one. A slender steel lighthouse stands on the point immediately beside the land, white against the water, and beyond it the reef breaks in a long line of surf. This is the beginning of the Riviera Maya corridor, the stretch that runs another 130 kilometers south toward Punta Allen without interruption.
The Land
Three rectangular parcels, Lots 3, 4 and 5, each measuring 40 by 20 meters for 800 m² / 8,611 sq ft apiece. The topography is regular and level throughout, requiring no terracing or fill. Each lot fronts the federal maritime zone on its eastern boundary and a projected street on its western, giving the assembled site clean access on both sides. Held together they form an unbroken 60 meter / 197 ft ribbon of coast, a frontage width that has become extremely difficult to assemble anywhere north of Tulum.
What the Municipality Permits
The parcels sit within Tourist Coastal zoning under the Puerto Morelos Urban Development Program published in February 2026. The assigned code is TE/3/50/M1: 30% land coverage, a floor area ratio of 1.0, three levels, and a maximum height of 10.5 meters. Setbacks run five meters front and rear with two meters on one lateral. Density is set at 25 dwellings or 50 rooms per hectare. Within the surrounding management unit the environmental policy is one of sustainable use, with soil, mangrove and biodiversity listed as priority resources. The envelope suits a private beachfront residence, a small collection of villas, or a low density boutique property.
The Setting
Puerto Morelos kept what its neighbors traded away. It is a working fishing village with a leaning lighthouse on the main pier, a square ringed by seafood restaurants and artisan stalls, and a pace that runs on foot and by bicycle rather than by car. The reef offshore belongs to the second largest barrier reef system in the world and lies close enough to shore to swim to. Inland, the Route of the Cenotes threads some 35 kilometers past dozens of open, closed and semi open cenotes. Cancún International sits 20 to 30 minutes north, Playa del Carmen 33 kilometers south, and a Tren Maya station now links the village to the wider peninsula.
Dolphins and sea turtles are seen regularly along this stretch of water.

Punta Brava lies within Mexico's restricted coastal zone. Foreign buyers acquire through a fideicomiso, a bank trust granting full rights of use, lease, improvement, inheritance and sale. Mexican nationals and Mexican corporations hold title directly. The eastern boundary of each parcel adjoins ZOFEMAT, the federal maritime terrestrial zone, and any use of that strip is governed by federal concession rather than by private title. Buyers should verify concession status, boundaries and permitting with independent counsel.
