Aldea Zama is also the most heavily supplied resale zone in Tulum. The building is not the risk here; exit liquidity is. That is worth saying plainly to a buyer rather than leaving them to discover it.

Title

Foreign buyers take title through a fideicomiso, a bank trust conferring full rights of use, sale and inheritance. Obtain a current certificate of no encumbrance from the Registro Público de la Propiedad, review the condominium regime and its statutes, and confirm that the rooftop installations are permitted under the regime rather than retrofitted — rooftop additions are a common and commonly unpermitted alteration in Aldea Zama.
