Two bedrooms, two bathrooms. The position is the substance of this one. The hotel zone is a narrow strip of land with the Caribbean on one side and the Nichupte lagoon on the other, and the difference between an address on it and an address off it is not a matter of a few minutes.

What is nearby

Puerto Cancun Marina Town Center and Plaza La Isla cover the shopping, and the Costa Occidental National Park at Isla Mujeres is reachable for the day. The airport is closer from here than from anywhere in the Riviera Maya proper.

Worth checking

The fact sheet does not record the lot, the maintenance fee or the year of construction, and it does not say whether the apartment comes furnished. Ask for all four. Hotel zone buildings vary widely in age and in how well the condominium has been run, and the fee is the number that tells you which you are looking at.

Cancun is a different market from Tulum. It is older, deeper and less prone to sudden swings, and buyers who want the coast without the volatility tend to end up here.
