Villa Grieta | 4 Bedroom Estate with Private Cenote in Akumal

The materials

The timber is the reason to see this house in person. Tzalam, zapote, jabin and parota were cut from the owner private ranch or taken through recycled channels, then kiln dried and naturally treated by hand. Those are dense tropical hardwoods, and treated this way they stand up to salt air, movement and boring insects in a way that imported softwood on this coast simply does not. On a beachside house that is a maintenance question before it is an aesthetic one.

The art

Custom pieces by Rigoberto Orozco are included with the estate rather than staged for the photographs. Confirm the schedule of works in writing at offer stage, since art included in a sale is unusual enough here that it belongs in the contract rather than the conversation.

Yalku and Akumal

Yalku is private and gated with security around the clock, and the house looks out to sea. Akumal sits between Playa del Carmen and Tulum, and is known for the reef and the calm water in the bay.
