On October 26, 2026, the median asking price of a house on Tulum Land and Property's live listings was $875,000 USD in Aldea Zama, $498,000 USD in Region 15 and $489,500 USD in La Veleta. For a condo: $361,165 USD, $240,000 USD and $209,000 USD. Asking prices on our own listings, not sale prices and not market value.

Most pages that answer this question quote one number for "Tulum". That number does not exist. Our book on October 26 held 524 priced listings across the Tulum neighborhoods, and the median asking price for a house ran from under $370,000 USD in Region 11 to $4,000,000 USD in Soliman Bay. The neighborhood is the price. So this page gives you the figures the way we hold them: by neighborhood, by house or condo, and where we have at least three listings, by number of bedrooms.

Two things to know before reading the tables. First, every figure is an asking price. It is what a seller or developer is asking on a listing that was live on our site on the count date. It is not what anything sold for, and it is not an appraisal. Second, the number of listings behind each figure is shown. A median of three listings is a sketch; a median of forty is a picture. Read the count before the price.

Houses, by neighborhood

Asking prices in USD. "Complete" and "Pre-construction" are the stage of construction recorded on the listing. The range is the lowest and highest asking price in the group, and the median is the middle one.

Region 1033 / 0$479,900$449,900$579,900

Selva Zama needs a caution. One listing at $16,000,000 USD sits in that group, so the range tells you more than the median does, and thirteen of the fifteen houses are not yet built. Soy Tulum is similar: nine of eleven houses are pre-construction, so most of what sets that median cannot be walked through yet.

Condos, by neighborhood

Condos here means the Condo Apartment and Penthouse property types together.

Houses by number of bedrooms

Only groups with three or more listings are shown. A blank means we had fewer than three houses with that bedroom count in that neighborhood on the count date, not that none exist.

Neighborhoods we cannot put a figure on

Tumben Kaa, Region 12, Sian Ka'an and Muyil each had fewer than three priced houses or condos on our site on the count date. We would rather say that than quote a median built on one or two listings. The same applies to houses in Av Coba and Tankah Bay, and to condos in Soliman Bay, Soy Tulum, Los Arboles, Region 10 and Region 11. Six more listings, five condos and one house, are filed under Tulum with no neighborhood recorded, so they count toward the total above but sit in no table. Ask us and we will tell you what any of these listings are asking, by name.

What these figures are and are not

They are the asking prices on Tulum Land and Property's own live listings, counted on October 26, 2026, with sold listings, land, commercial property, listings a seller priced in pesos and listings without a numeric price removed. They describe what sellers and developers on our site are asking. They do not describe what buyers are paying. We do not publish the gap between asking and achieved prices here because we do not yet have enough of our own closed transactions to state it honestly, and a published market estimate is not our figure to quote as if it were.

Prices on this page are refreshed from the live site; the date at the top is the date of the count. If you are comparing a listing against this table, check the date first.

Frequently asked questions

Is this the market value of a home in Tulum? No. It is the asking price on listings we carry. A sale price is agreed between a buyer and a seller and recorded by the notary; nothing on this page is a recorded sale.

Why is the Aldea Zama median so much higher than La Veleta? Different product. Aldea Zama houses on our site are nearly all complete, and four and five bedroom homes make up more than half of the group. La Veleta's sixteen houses are also complete, but they are smaller, and the neighborhood's condo stock is weighted to one bedroom. The medians describe what is for sale in each place, not a premium for the name.

Why does Region 15 run from $200,000 USD to $4,800,000 USD? Because Region 15 is a large area rather than a single product. Its range is one of the widest of any neighborhood on our site. Use the bedroom table rather than the headline median when you are pricing something there.

Are the prices in US dollars? Yes. Listings that a seller priced in pesos are left out of these tables, because their dollar figure is a conversion that moves with the exchange rate. Property tax (predial) and most closing costs are assessed in pesos regardless of how the home is priced.

This page is general information about asking prices on our listings, not advice. Confirm the details of any purchase with the notario (a government-appointed notary who acts as the legal authority on the transaction, not a US-style notary) and with your own adviser.
