What a pre-purchase inspection in Tulum finds

We cannot say what is usual across Tulum, because we have not surveyed the market. What we can show is what one Tulum Land and Property inspection of one home found: mostly maintenance and safety items, such as air-conditioning filters overdue for service, no smoke detectors and an unlabeled breaker panel. Inspections start at $350 USD, depending on the size of the property.
The pattern below comes from a single inspection report, with the property left unnamed. It tells you what a visual and functional inspection looks at and the kind of item it turns up. It does not tell you what your own home will show.
What the inspection found in this home
- Air conditioning. Filters and trays were overdue for service.
- A sliding door. It stuck when opened and closed.
- Safety equipment. No smoke detectors and no fire extinguisher were present.
- Electrical. The breaker panel was not labeled, so it is hard to tell which breaker feeds what.
- Water heater. The flue was held in place with tape.
- Finishes. Hairline cracks and localized blistering in the finishes.
- Exterior. Drainage from a planter had stained the rendered wall.

They are worth knowing before you buy because they show what you or the seller will need to spend on, and because a list of specific items gives you something concrete to raise with the seller. The taped flue is the one to have a qualified technician look at. If you plan to rent the home, ask your adviser or property manager what safety equipment is expected.
What the inspection covers
The inspection is visual and functional. We look at structure, water damage and damp, roof and waterproofing, plumbing, electrical, the pool, air conditioning and finishes, and we operate what can be operated. We do not take anything apart. On site it takes two to four hours, and the photo report follows within 24 to 48 hours. Buyers who are not in Tulum are welcome to receive it remotely. The full scope is on our property inspection page.
What it does not cover
Every inspection has limits, and a good report states them. This one was carried out in the evening, so the roof, the exterior and the output of the solar panels were not verified and need a daytime check. An inspection also does not check title, liens or permits: your own legal representative and the notario (notary) do that during due diligence. See the page on how long a purchase takes for where each step sits.
What it costs
Inspections start at $350 USD, depending on the size of the property. To book one, send the property's details through the inspection page.
This page is general information, not legal or technical advice. Confirm every point with the notario on your own transaction and with your own adviser.
