How long buying a home in Tulum takes, from offer to keys

For a finished home bought in cash, it takes 60 to 90 days from an accepted offer to the keys. About three of those weeks go to due diligence. Financing, a pre-construction purchase or a seller whose paperwork is not ready can make it longer.
That range is Tulum Land and Property's own, confirmed on September 30, 2026. It is the range we work to, not an average we have measured, and it assumes a finished home paid for in cash. Here are the steps in order.
The steps, and how long each takes
| Step | What happens | Time |
|---|---|---|
| Offer | You send a letter of intent. | Days |
| Deposit | On approval, generally $5,000 USD, paid to the seller or to an escrow company. | At approval |
| Due diligence | Your own legal representative checks the title and registry, municipal status, land use, federal and environmental zones, and the seller's authority. | About 3 weeks |
| Promissory contract | Drafted by your legal representative. Typically at least 30 percent is paid at signing, sometimes up to 95 percent. | After due diligence |
| Bank trust | Your legal representative applies for the fideicomiso (bank trust) once due diligence is complete. | During the final weeks |
| Balance | We recommend escrow; it can also sit with the seller or the notario (notary). | Before the deed |
| Deed signing | At a notary office, in person, or through a power of attorney we can help you set up. | One day |
| Registration and keys | The deed is registered within a week of signing. You get the keys once all funds have been received by the seller. | About a week |
Only two of those steps carry a time we can state: about three weeks for due diligence, and within a week for registration. The rest depend on how fast the buyer, the seller and the bank move. We have not measured which step runs late most often, so we do not name one. What the purchase costs on top of the price is on the page on closing costs in Tulum.
What makes it longer
- Financing. A bank loan adds the lender's own checks. Mortgages for foreign buyers are not covered here.
- A pre-construction purchase. You pay in stages while the home is built, so keys come at delivery, not at the deed. See the pages on finished and pre-construction homes and on pre-construction payment plans.
- Seller paperwork. If the title, the liens certificate or the utility accounts are not clear, due diligence waits on them.
- The seller's terms. In some deals, such as seller financing, you can take possession before all funds are paid.

What does not shorten it
Paying faster does not skip due diligence, and a notario will not sign until the checks are complete. The 60 to 90 days is mostly the time it takes to verify that the seller can sell you what you think you are buying.
This page is general information about the buying process, not legal or tax advice. Confirm every step and every timing with the notario on your own transaction and with your own adviser.
