Tulum Land and Property's furnishing budgets run $15,000 to $20,000 USD for a one-bedroom home, $20,000 to $30,000 for two bedrooms, $30,000 to $40,000 for three, and from $60,000 for a four-bedroom villa. We confirmed them in September 2026. They exclude appliances and wall treatment, and the design fee is quoted separately for each project.

These are the budgets our interior design team works to, set by the number of bedrooms. We have no separate figure for a home you will rent as opposed to one you will live in. They are budgets, not quotes.

The budgets

HomeFurnishing budget (USD)
One bedroom$15,000 to $20,000
Two bedrooms$20,000 to $30,000
Three bedrooms$30,000 to $40,000
Four-bedroom villaFrom $60,000

Confirmed September 2026. Excluded: appliances and wall treatment.

What moves the number

The budget for a given home moves with its size, the style you choose and the technology you want in it. You see every item and its cost on the proposal before you approve anything.

The design fee

The design fee is quoted for each project and kept separate from the furniture spend, so you can see what goes to suppliers and what goes to the design team. We have no fee figure to publish, so we do not give one.

If the home is not built yet

You can start before delivery. The enquiry form asks for the developer's expected handover date so the design can be planned around it. We do not publish lead times for furniture, because delivery times have moved for everyone over the last two years and a stale number would mislead you.

What this page does not tell you

It does not say what furnishing earns you. We have no data on how furnishing affects what a home rents for, so we make no claim. It also does not cover the other costs of owning in Tulum, such as monthly building fees, which each listing states where known.

This page is general information about costs, not financial advice. Confirm the budget and scope for your own home with the design team, and the wider costs of buying with the notario and your own adviser.
