Comparison guide

Tulum vs Puerto Morelos: which should you buy in?

Puerto Morelos is a fishing village that never became a resort, twenty minutes from Cancún airport, and almost everything we sell there is an apartment. Tulum is an hour and three quarters further south with four hundred listings and a town around them. The choice is mostly about how often you will actually come.

How we count. Tulum here means the town and its neighborhoods: Aldea Zama, La Veleta, Selva Zama, Holistika, the numbered Regions, Tulum Country Club and the town itself. It excludes the coastal strip north toward Soliman Bay and Tankah, which we count separately, and which would add 36 listings and lift the median by about three percent. Every figure on this page is from our own live listings on 22 September 2026 and is an asking price, not a closed transaction.

The airport is the argument

Puerto Morelos is closer to Cancún airport than anywhere else we sell, at roughly twenty five minutes. Tulum is an hour and three quarters, or twenty minutes from its own airport on the routes that still fly there.

For an owner who comes twice a year that is a detail. For one who comes eight times, or who lets the place and cares how a guest feels after a flight, it is most of the decision. It is also why the village supports year round occupancy in a way a seasonal town does not.

It is cheaper on the sticker and dearer by the foot

The median asking price is $343,000 USD against Tulum's $490,000, and condos are $307,600 against $350,000. That reads as the cheaper market.

Per square foot of built space it is $389 against $262, about half again as much. The sticker is lower because the stock is smaller apartments, not because the place is better value. This is the same pattern as Akumal and it is worth naming, because the headline median misleads in both.

A caution on beachfront. Our figure of $905,693 rests on three listings. Three is not a market. Tulum's rests on twenty three, which is itself thin.

These are asking prices from our own current listings on 22 September 2026. They are not closed transactions and they are not comparables.

What is for sale there

Almost everything we list in Puerto Morelos is an apartment. If you want a house with a garden there, ask us rather than assume the market has none. Tulum, by contrast, has 197 houses on our books.

The reef, and the rules that come with it

The reef sits close inshore and the national park around it governs what happens on the water. It is the reason the swimming is calm and the snorkeling is good, and it is also a set of regulations rather than an amenity you own. The village has stayed low rise, which is the thing residents value most and the thing most at risk if that changes.

Sargassum reaches here as it reaches everywhere. 2026 has been a record season statewide, arriving in January rather than April; of the tonnage collected to mid September, Puerto Morelos accounted for 18,347 metric tons against Tulum municipality's 17,990, with Playa del Carmen on 44,548 and Cancún 32,179. On those figures Puerto Morelos and Tulum are carrying a comparable load.

Services and hospitals

Costamed Puerto Morelos is the only hospital in the village, and it runs an ambulance service. Alongside it the Live Medical Center is the clinic the international community tends to use, with bilingual doctors, some specialists, and a laboratory and pharmacy on the premises. Anything beyond that is a drive to Cancún, which at twenty five minutes is closer than Tulum's own hospital is to much of Tulum.

Tulum, for comparison, has one private hospital and three bilingual schools.

Renting it out

AirDNA's figures for the twelve months to August 2026 put Tulum at 46 percent occupancy on a $125 USD average daily rate.

AirDNA's figures for the same period put Puerto Morelos at 52 percent occupancy on an average daily rate of $124 USD, with average revenue of about $19,300 a year across 459 active listings.

So it fills more nights than Tulum, at 52 against 46 percent, at almost exactly the same nightly rate, $124 against $125. That is what the airport proximity buys: a flatter year at the same rate. These are AirDNA's figures for the market rather than ours.

Who Tulum suits

Buyers who want a town, choice, and a house rather than an apartment. Buyers whose budget goes further per square foot. Buyers who want somewhere with a scene and are willing to accept uneven streets and a seasonal rhythm.

Who Puerto Morelos suits

Buyers who will come often and value twenty five minutes over an hour and three quarters. Snorkelers and divers who want the reef at the end of the road. Buyers who want an apartment rather than a house and want it somewhere quiet. Buyers who would rather a village stayed a village.

It suits nobody who wants a wide choice or value per square foot.

The honest summary

Puerto Morelos is closer, quieter, smaller and dearer by the foot, and almost everything for sale there is an apartment. Tulum is larger and cheaper per foot with a genuine town attached. If the airport run is the thing that will decide whether you actually use the place, the answer is probably Puerto Morelos. If you want the place itself to be the reason, it is probably Tulum.
