Ciudad Muyil | 1,000 m² Residential Lots Twenty Kilometres South of Tulum

Residential lots of 1,000 square metres, twenty metres of frontage by fifty metres deep, at Ciudad Muyil, a new grid of streets being laid out at Muyil, twenty kilometres south of Tulum on the road to Felipe Carrillo Puerto. Almost every lot in the plan is the same size, with a handful of exceptions and corner plots.

Where it is

Muyil, also called Chunyaxché, is the last village before the Sian Ka’an Biosphere Reserve, and the development sits about two kilometres from the lagoons and the Muyil archaeological site and about one kilometre from the entrance to the reserve itself. Sian Ka’an is the largest protected area on this coast, a UNESCO World Heritage site of lagoons, mangrove and reef, and nothing can be built inside it, which fixes what this land will always look out on. Tulum, its beach road and its airport are twenty to thirty minutes north on the 307.

What is there now, and what is coming

This is raw land at the beginning of its life. The plan lays out the streets, the blocks and the green areas, and the developers are to install the roads, the lighting and the services; on their own timetable that work starts in two to three years, with houses and apartments following two or three years after that. Nothing else residential is being built this close to Muyil at the moment. The other projects around the village are tourism infrastructure for the lagoons and the ruins, which is parking, boat services, market space and schools rather than competing subdivisions.

Who it is for

It is a long term holding rather than a house to move into, bought at the stage before services arrive, and it is priced accordingly. Commercial lots of the same size are also available, and larger commercial parcels have not yet been released.

Price

From $500,000 MXN for a 1,000 square metre lot, about $29,412 USD at 17 pesos to the dollar. The peso figure is the asking price and the dollar figure moves with the rate.
