Elements Rituals is a seven bedroom villa on a private white sand beach in Bahía Solimán, ten minutes north of the Tulum hotel strip. It was built in 2022 and runs to 5,000 square feet across two separate buildings, sleeping up to 14.

Casa Grande

The main house, 3,500 square feet, with five king bedrooms all ensuite. One is on the ground floor beside the equipped kitchen, the dining area, the TV room and a long terrace that opens straight onto the beach. Four more are upstairs. Finishes run to natural materials and traditional Mayan detail throughout. Above them is the roof terrace: a jetted tub, an outdoor bar, a dining table and lounging areas, with the jungle on one side and the sunset on the other.

Casita

The second building, 1,500 square feet over two floors, holding two independent studios that look onto the garden pool. One has a king bed, the other twins that push together into a king. Both are ensuite and both have their own terrace, and the Casita has its own small kitchen and dining area. It is the part of the property that lets two couples, or a family with grandparents, share the house without sharing a wall.

Outside

The pool sits between the two buildings. There is a beach bar with swings, an outdoor barbecue, hammocks slung in the shade and loungers out on the sand. The beach in front of the house is private, and the whole property sits inside a gated community with 24 hour security.

Soliman Bay

A shallow bay sheltered by the reef, residential rather than commercial, about ten minutes from Tulum's hotel strip and its restaurants. Houses here are large, spaced apart and mostly in private hands, which is why the bay trades thinly and why a seven bedroom beachfront house on it is unusual.

The position

This is a completed resale, not a pre construction sale. It is furnished and equipped, and it is already run as a short stay villa with management in place, so a buyer takes on a working house rather than an empty one. The operating side can be kept, changed or wound down. Full detail on the property and its trading follows a genuine approach.

Offered at $3,000,000 USD.

  • Private white sand beach with direct access
  • Swimming pool between the two buildings
  • Roof terrace with jetted tub, outdoor bar and dining
  • Beach bar with swings and an outdoor barbecue
  • Hammocks and sun loungers on the sand
  • Equipped kitchen and dining in Casa Grande, second kitchen in the Casita
  • TV room
  • Private terraces to every studio in the Casita
  • Gated community with 24 hour security

Amira District A-306 | 3 Bedroom Duplex Penthouse with Private Pool in Selva Zamá, Tulum

Complete

A three bedroom duplex penthouse on the corner of Building A at Amira District, the residential quarter within Selva Zamá that sits closer to Tulum beach than any development of its kind. Unit A-306 runs to 205.27 square meters across two levels, with living space on both and a private pool set into the upper terrace. The architecture is by DNA Barcelona, and it is unmistakable: stacked planted terraces behind vertical timber screens, the vegetation carried up the elevation rather than confined to the ground. The unit is complete and delivered unfurnished, available to view and to occupy now.

Lower Level

The entrance opens to a salon and dining room that runs the width of the plan, with the kitchen set at the far end alongside a laundry and utility room. The whole of this space gives onto Terrace 01, which wraps the corner and takes the outlook in two directions, which is what a corner unit buys you. Two bedrooms sit behind a hall off the living space, each with its own bathroom.

Upper Level

An internal stair rises to a second living room, a third bedroom and two further bathrooms. The larger of the two terraces is up here, and it holds the private pool. This is the part of the plan that separates a duplex from a large apartment: a whole floor that works as a private retreat above the entertaining level, with its own outdoor space and water.

Specification

Interiors are finished in travertine marble to the floors, terraces and shower areas. Counters in the kitchen and bathrooms are corian, granite or composite stone. Joinery and doors are MDF, windows and doors are PVC with double glazing, and shower screens are tempered glass. Sanitaryware is superior grade white porcelain with contemporary taps, and lighting runs to LED spots throughout.

Climate control is by inverter mini splits in the bedrooms and the living and dining areas, with ceiling fans in the same rooms. The kitchen comes with a refrigerator, an oven with extractor and a microwave. Because the unit is finished, the interior palette is in place and can be seen in person rather than chosen from a sample board.

The Development

Amira District is arranged as four buildings, A through D, each functioning as its own small community. Beyond the unit itself, residents have interconnected rooftop pools, ground level pools set into jungle gardens, a restaurant, coffee shop and bar, gym and yoga areas, a kids club, multipurpose pavilions, hammock and fire pit areas, two lifts per building, parking and security around the clock. Outdoor spaces through the scheme were planned for solar protection, airflow and noise reduction rather than left to chance. Buyers should confirm which of these amenities are complete and serving Building A at present.

Selva Zamá

Selva Zamá is a large master planned development laid out with jungle retained between the parcels and its own internal road network. Amira District sits at the eastern edge, a short walk from the beach and from the hotel strip that made Tulum's name. Being able to walk to the sand rather than call a taxi is the practical difference between this address and most of what is built inland, and a masterplan of this size brings its own services and access roads rather than depending on Tulum's older colonias.

Ownership

The property lies within Mexico's restricted zone, so foreign buyers take title through a fideicomiso, a bank trust conferring full rights of use, sale and inheritance. Establishing one is routine and your notary and bank will handle it as part of closing.

Singular by the Jungle

Duplex penthouses with their own pool are not common at this level in Tulum, and corner units carrying two aspects are rarer still. Add an architect with a signature the building actually wears, and A-306 is easier to distinguish from the rest of the market than most three bedroom units at this price. Finished and ready, with none of the waiting that usually comes with this address.

Viewings by appointment.

4 Bedroom Jungle Villa for sale in Selvazama, Tulum | Casa Cinq

Set inside Mondo, a gated enclave of just eleven custom homes within the Selvazama master community, Casa Cinq is a fully furnished, move-in-ready villa wrapped in dense jungle a short drive from Tulum's beaches, cenotes and restaurants. Designed by an award-winning architect and finished across three levels plus a rooftop, it's built for both deep privacy and easy entertaining.

Jungle privacy, engineered

‍
Lush vegetation forms a natural barrier around the lot, giving the home unusual solitude for a community setting. A private entrance with 24/7 security opens to a courtyard with water and fire features set among century-old trees. The architecture steps up through the canopy, with floor-to-ceiling Serie 70 aluminum framing and 10mm toughened glass pulling the jungle into every room.

Two pools and rooftop living

‍
The villa carries two pools — one at garden level off the main terrace, and a rooftop pool with a flush deck and chill-out area framed by treetops. Outdoor patios, built-in fire pits, hammocks and a soaking tub off the primary suite extend the living space outward at every level.

Finished and furnished to a high spec

‍
Interiors run on a warm natural palette: Tzalam wood, Fiorito travertine, Chukum paste finishes and San Gabriel granite, with a state-of-the-art kitchen, indirect false-ceiling lighting, walk-in closets and matte black fixtures throughout. GigNet fiber, concierge services, private chef and in-house spa are available on request.

Francisco Uh May | 7.9 Hectare Parcel with Open Cenote and Jungle Camp, Tulum

m²
320000

Complete

Seven point nine hectares of jungle in Francisco Uh May, with an open cenote on the ground and a camp already standing on it. Twenty three kilometers inland from Tulum town, on the Coba side.

The surveyed area is 79,049.486 m² on the topographic plan drawn in April 2018. The polygon runs to eight sides, the two longest at 360.47 m and 314.83 m, with 150 m of marked access frontage on the southeast boundary. Every corner carries a bearing, a distance and a UTM coordinate on that plan, and the neighboring parcels are named on it. The map on this page is centered on the parcel as those coordinates place it.

What is already built matters here as much as the ground. A three level observation tower stands clear of the canopy, stair flights to each deck and solar panels on the top platform. Below it sit a wide circular tensile canopy for shade and gathering, a round building under a conical roof beside a second under red tile, and raised timber platforms carrying safari tents up among the trees. Several rooms are finished and in use: concrete floors, white walls, round timber beams overhead, sliding windows on two and three sides opening straight into jungle, a vanity with a Talavera basin in each and a shower room off. One of them looks out across the water.

The asking price is $6,000,000 MXN. The USD figure shown on this listing is indicative, converted at approximately 18.75 pesos to the dollar, and it moves with the rate. The peso figure is the one that stands. Against the surveyed area that is $75.90 MXN per square meter.

Francisco Uh May is the band of country inland from the Tulum to Coba road. SFER IK Uh May opened out here and the Azulik City of Arts followed. It is not a serviced neighborhood and should not be bought as one. It is ground with a road to it, open water on it and buildings already standing.

Ground at this scale with its own cenote rarely reaches the market here at all. Fuller information on the parcel, its structures and its paperwork follows a genuine approach and a letter of intent.

  • 💧 Open cenote within the parcel
  • 🗼 Three level observation tower above the canopy
  • ☀️ Solar panels on the tower platform
  • ⛺ Raised timber platforms with safari tents
  • ⛱️ Circular tensile canopy for shade and gathering
  • 🏠 Round building with conical roof, and a tile roofed building beside it
  • 🛏️ Finished rooms with vanities, Talavera basins and shower rooms
  • 🛣️ 150 m of marked access frontage on the southeast boundary
  • 📐 Topographic plan drawn April 2018, bearings and UTM coordinates at every corner
  • 🌲 Standing jungle across the balance of the parcel

Cenote Vesica is a five hectare property in Tulum with a natural cenote on it, operating today as a cenote club, restaurant and events venue. It is offered as a whole, the land and the business together, at $6,500,000 USD.

The land runs to 50,000 m², roughly 538,196 sqft, with the cenote set within it. The water carries the daytime trade, with swimming, sun decks and the restaurant terrace alongside it, and it is the setting for private hire and evening events. A cenote of this scale held inside a single title is unusual in Tulum, and it is the part of this property that cannot be reproduced.

The improvements are built and in use. There are eight cabanas for guests and a further cabana for staff. The hospitality side runs from a restaurant with a full kitchen, a bar, and covered dining under timber and palapa structures. A DJ platform and an open air event ground carry music nights and private hire, and sun decks and loungers are set along the water. Supporting the operation are a reception building, an office, guest bathrooms and two storage rooms.

The business earns across several lines rather than one. Day access to the cenote, food and beverage, events and weddings all contribute, and the brand, the team and the programming are in place.

The asking price of $6,500,000 USD works out at $130 USD per m² across the five hectares. The site sits on the inland cenote and jungle side of Tulum rather than on the coast.

Figures quoted here are as reported by the seller and should be verified independently. Fuller information on the property, including trading detail and the title and permit position, follows genuine interest and a letter of intent. A modern house on three levels in La Veleta, a few minutes from the centre of Tulum, with three bedrooms, three bathrooms and a pool of its own in a private garden. It is built, finished and ready to move into.

The Ground Floor

Living room, dining area and kitchen share one open plan space under high ceilings, and the whole floor opens through full height glass doors onto a timber deck, the garden and the pool. A wall of natural stone rises beside the staircase, and tall, narrow windows pull light and greenery in from outside. It is a floor made for having people over.

The kitchen comes equipped, with an island carrying the hob and a breakfast counter, stainless steel appliances and timber cabinetry.

The Bedrooms

Three bedrooms on the levels above, each with built in wood closets, a ceiling fan and air conditioning. The principal bedroom has a full wall of timber fronted wardrobes with open shelving between them. One of the other two is currently set up with twin beds. The bathrooms are finished in polished concrete with cast basins.

The Finish

Wood and polished concrete throughout, white walls, tropical hardwood doors and planting all around the house. The setting is quiet and green.

La Veleta

La Veleta is the residential neighbourhood on the west side of Tulum, where many of the people who live in the town year round have settled. It is close enough to the centre to cycle, with restaurants, cafés and small studios filling in between the houses, and it remains one of the most accessible places in Tulum to buy a finished home.

Ownership

Tulum lies within Mexico's restricted zone, so foreign buyers hold title through a fideicomiso, a bank trust that gives foreign buyers full ownership rights, including the right to sell, let and leave the property to heirs.

Most of what sells under $300,000 in La Veleta is an apartment. This is a three bedroom house, with a pool and garden of its own.

  • Private swimming pool
  • Private garden
  • Timber pool deck
  • Open plan living, dining and kitchen opening onto the garden
  • Equipped kitchen with island
  • Air conditioning in every bedroom
  • Ceiling fans
  • Built in wood closets

Upstairs the principal bedroom has a walking closet and its own bathroom, the second bedroom has its own bathroom and closet, and a small sitting area with a planted void between them takes the light down into the stair. Two bedrooms, two bathrooms and the guest WC below.

Finishes are plain and consistent: white walls, polished concrete floors and counters, timber joinery, black framed glass. The kitchen carries an island with seating, a gas hob and an integrated fridge. It photographs the way it looks in person, which is not true of everything in this market.

The house can be extended to a third bedroom in studio form for an additional $600,000 MXN, and the plan for it exists.

The community's common area is a natural cenote in the jungle, reached off the paved internal road, with palapas at the water.

Elena Town Houses is a row of six finished houses inside Residencial Kuruva, a gated community on the Tulum to Coba road about 5 km from the edge of town. Four are available. Numbers 135A and 135B are sold.

Each house is 115.98 m2 over two floors on its own titled lot. The ground floor is a single room holding living, dining and kitchen, opening through sliding glass to a terrace, a garden and a private pool of 2.70 by 5.00 metres, with a guest WC off the terrace and two parking spaces in front. Upstairs are two bedrooms, each with its own bathroom, and a dressing room between them. Both bedrooms open to the rear over the garden.

Two neighbouring houses can also be bought together as one larger home, with the party wall opened and both gardens and pools in use. Ask for the combined plan and price.

Residencial Kuruva is gated, with paved roads, street lighting and jungle on every side. Its common area is a natural cenote kept as a swimming area for residents, with palapas and a sand beach at its edge. The asking price is $225,000 USD a house. Delivery is immediate on the finished houses, and a furniture package is offered at $15,000 USD. A pre sale option exists at eight months of work from contract and initial payment. The units available are 136A and 136B on lot 136, and 137A and 137B on lot 137.

Bacum is a small building of three apartments in the north west of Tulum, one home to a floor, finished and handed over in June 2025. Unit 301 sits at the top of the building. It is the last one available, as 101 and 201 are both sold.

The apartment runs to 73.89 m2 inside with a 19.90 m2 terrace off the living room, 93.79 m2 in all. Two bedrooms, two bathrooms. The principal suite has its own bathroom, the second bedroom sits beside the guest bathroom, and kitchen, dining and living run as one space out onto the terrace. Walls, ceilings and floors are chukum in the Tulum tone, kitchen counters are grey Frey, and cabinets, doors and frames are parota or tzalam. Bathroom fittings are Castel throughout, the kitchen sink is MOEN stainless steel, windows and doors are black anodised aluminium with 6 mm glass, and each room carries a Benelux mini split and a Hunter ceiling fan. Lighting is Tecnolight LED spots on Aceves fittings.

A deeded parking space comes with the apartment. The building has a pool at ground level, a rooftop on the fourth floor with a grill and bar area, controlled access and security. Water comes from the building's own well through a system that holds the same pressure in all three homes, and wastewater is treated on site. Internet runs on a signal repeater system. There is no lift and no backup generator, and the building has no in house management, so an owner is free to let it, manage it or live in it as they choose.

The asking price is $2,815,000 MXN on the plan of 30 percent down and 70 percent on deed, rising to $3,075,000 MXN on the 80 and 20 plan. The USD figure shown on this listing is indicative, converted at approximately 17.5 pesos to the dollar, and it moves with the rate. The peso figure is the one that stands. Reservation is $50,000 MXN and a furniture package is available separately.

The building sits about 2 km off the main highway. Shopping centre and supermarket are three minutes away, the town centre five, the beach thirteen and Tulum airport twenty five.

Developer: Marenco Properties.

One hundred and four square metres of interior, which is more inside space than any other two bedroom still available here. Unit 304 is a corner apartment of one hundred and twenty one square metres on the second floor, with seventeen of terrace and a plunge pool, two bedrooms and two bathrooms.

Ensamble is thirty three apartments in Region 8, the fifth building from Namus and the fifth they will have delivered. The architects are RA! of Mexico City, whose residential work took the Architecture Master Prize in 2024. Every apartment in the building has its own plunge pool.

Shared on site: a coffee shop, a common pool with a four metre diving platform, a sunbed and yoga area, an outdoor cinema, controlled access and security around the clock. Because Tulum has no municipal drainage, the building treats its own wastewater, and an emergency generator carries lighting, water and internet through the outages that are still normal here.

Pools are finished in Pebble Tec with crushed marble and quartz. Kitchen counters are travertine, main doors are regional hardwood, showers and baths are glazed ceramic or travertine, and the window hardware is European. The apartments are delivered equipped but not furnished. A turnkey furniture package is sold separately, so budget for it or bring your own.

Delivery is March 2027, so this is bought off plan and not lived in for another seventeen months. Namus prices Ensamble in Mexican pesos. The figure above converts at 18.46 pesos to the dollar on 16 October 2026 and will move with the rate, so treat it as indicative and settle the peso price in writing. Five payment schedules run from seventy per cent down, which carries an eight per cent discount, to thirty per cent down with sixty per cent on delivery at list price.

If the interior matters more to you than the terrace, this is the one to look at. Its mirror unit 303 is already reserved.

This bright two-bedroom, two-bathroom corner residence is located on the middle floor of the ZEN building in TAO Community. Its corner position brings additional windows and natural light into the home, giving the open living and dining area a more spacious and welcoming feel.

The kitchen opens directly to the main living space and features granite countertops, stainless-steel appliances, generous cabinetry, and a wide breakfast bar. Warm wood furnishings add character throughout the condo while complementing its clean, contemporary finishes.

Comfort & Lifestyle

Both bedrooms offer comfortable proportions and built-in storage, while the two full bathrooms continue the home’s simple, modern design. An in-unit stacked washer and dryer adds everyday convenience and helps make the residence equally practical as a full-time home or a seasonal escape.

Community Amenities

ZEN is located within TAO Community, one of the most established and naturally landscaped residential communities inside Tulum Country Club.

TAO residents enjoy:

How to Find the Perfect Tulum Property:

When starting your Tulum real estate search, it's important to consider the location and the potential growth of the area. The Aldea Zama neighborhood, for example, is an exclusive community popular among ex-pats for vacation rentals, thanks to its paved roads, security, and convenient proximity to the beach and downtown. This area features a variety of tulum homes and luxury condos for sale and some of the most upscale gated communities such as Lum Zama, Los Santos and Tulum 101.

Other areas that are becoming increasingly popular are: La Veleta, Holistika, Region 15, Region 8, and the up-and-coming Selva Zama. These neighborhoods offer different price ranges, from new construction condos with luxury finishes to homes for sale and land lots. These areas are still taking shape, which some buyers look to for potential capital appreciation.

When searching for Tulum real estate, it's also important to consider the property type and layouts. Currently, homes with private pool and three or more bedrooms that can accommodate large groups are in high rental demand. Condo developments offering lock off units are proving to be a great way to maximize occupancy.

Also, the construction of new developments with amenities, build within an open living concept, are a popular choice for vacation rentals. If you're looking to buy the perfect property, it's vital to work with a professional local agent who has the knowledge of all the new listings and the experience to guide you through the process. Our team of advisors can assist you to compare projects and help you find the property that best fits your needs and budget.

Can foreigners own property in Tulum?

Yes. Foreigners can own property in Tulum via a “fideicomiso”: a trust with a Mexican bank facilitated by a notary. The bank acts as a trustee and follows instructions from the property owner. Via this arrangement, foreigners can have all rights to use, occupy, lease, build, improve, and sell their property. On average, it takes 60 to 90 days to complete a property purchase. Tulum Land & Property works closely with a trusted team of lawyers and notaries who ensure that all legal processes proceed smoothly.Another way of owning property in Tulum is by creating a Mexican corporation. This is recommended when investors plan to own several properties.

How much do I have to pay up-front?

Most pre-construction properties require a refundable deposit of $5,000 USD to secure the unit. Our properties are in high demand so this deposit secures the unit while contracts are drafted. Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

What rental income can my property generate?

It depends on the property, the street, how it is furnished and how it is run, so we do not quote a single return figure for the market. AirDNA's Tulum market figures show 46 percent occupancy on a $125 USD average daily rate over the twelve months to August 2026; those are AirDNA's market figures, not ours, and describe no individual property. Where a seller or developer supplies figures for a specific home, we tell you whose figures they are and suggest you verify them independently.

What's the best way to get Financing?

For foreigners investing in Mexico, the best way to obtain finance is to do so at home. In the US, you may take a Home Equity Loan or Home Equity Line of Credit (click here). Many pre-construction developments also offer payment plans that spread the cost over the construction period. Financing in Mexico is typically 9 to 12 percent plus fees and involves a lengthy process.

Are there any extra costs to buy a property?

Closing costs typically come to 6 to 10 percent of the price all in, including the bank trust. This covers the acquisition tax, recordation fee, certificate of no liens, municipal appraisal, legal and closing fees, and public notary fees. The yearly property tax in Mexico is typically 0.1% of the property value. HOA fees are a monthly amount set by each building. On the few of our listings that record one, they run from about MXN 2,150 to MXN 8,300 a month (August 2026). That is what our own listings show, not a market range, so we quote each building's fee on its listing. The cost of furniture and appliances must also be considered in your budget. Our team of experts can help you understand these costs, schedule a call with us to get started (click here).

How can I ensure the property I purchase has a clear title?

To ensure a property has a clear title, conduct a title search through a reputable notary or legal professional. This process verifies that the seller has legal ownership and that there are no liens or encumbrances on the property. Working with experienced local professionals can help navigate this process.

How safe is Tulum?

Tulum is generally a safe place to visit and to live. On Numbeo, whose crime index is built from residents' and visitors' own reports, Tulum currently scores lower than many large US cities, Miami among them. Like any busy tourist destination it has occasional serious incidents, and these rarely involve visitors or residents going about their day. The usual travel precautions apply, as they would anywhere popular with visitors, and forums for first time travellers to Mexico carry plenty of practical advice on avoiding scams and petty theft.

Does the property come with amenities?

Many of the condos and villas sold in Tulum come with amenities, depending on the location. Usual amenities include: pool, spa, rooftop, fitness and yoga centre, co-working space, etc.
