Avenida Coba is the road that runs east from the middle of Tulum town toward the beach road, and it has become the densest condo corridor in the town. Every one of our six listings here is an apartment.

What it is like

Coba is a main avenue rather than a neighborhood, and living on it means trading quiet for position. You are within walking distance of the town center in one direction and a short bike ride from the beach road in the other, with restaurants, coworking, gyms and supermarkets along the way.

The buildings here are newer than in the town center and they are built as buildings rather than as houses: lobbies, rooftop pools, gyms, coworking rooms and on site management. Several are run partly as rental operations, which shapes both the amenity list and the buyer.

Xalet, Tuk Tulum and Alquimia are the names you will meet most often on this stretch, and there are cenotes within a few minutes of the avenue.

What is for sale

Six condos, three finished and three pre-construction. One and two bedroom layouts only. Sizes run from 468 sq ft to 2,396 sq ft, with a median of 1,123 sq ft (104 m²), and asking prices run from $220,000 USD to $534,416 USD with a median of $392,630 USD.

This is a narrow, consistent product set, which is unusual in Tulum and makes comparison straightforward. You are choosing between buildings rather than between property types.

Who it suits

First purchases, remote workers who want to be able to walk somewhere, and owners running short term rentals who want a building that handles the operational side. The amenity packages here are aimed squarely at the nightly rental market.

What to watch

It is a busy road. Traffic and noise are real, and a unit facing the avenue is a different proposition from one facing the garden at the back. Ask which way it faces and visit in the evening.

Because several of these buildings run rental programs, ask what the maintenance fee covers, whether a rental program is optional or built into the title, and what the current occupancy actually is rather than what is projected.

Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

How much ROI can my property generate?

Closing costs are typically 7% of the property value. This includes the acquisition tax, recordation fee, certificate of no liens, municipal appraisal, legal and closing fees, and public notary fees. The yearly property tax in Mexico is typically 0.1% of the property value. HOA fees typically start from $2.5 USD per square meter per month depending on the amenities included. How safe is Tulum?
