Region 7 is a small municipal area close to the middle of Tulum, and our book here is three properties, all of them finished.

What it is

Another of the numbered regions rather than a named neighborhood. In practice this pocket sits in and around the downtown area, which means the supermarkets, the bus terminal, the Tren Maya station, the banks and the town's everyday restaurants are close by rather than a drive away.

The stock is small scale and residential: villas and condos on side streets rather than towers on an avenue.

What is for sale

Two houses and one condo, all complete. A two bedroom villa at $194,000 USD, a two bedroom condo of 1,905 sq ft at $287,500 USD, and a three bedroom villa at Soona of 3,229 sq ft at $420,000 USD.

The median asking price is $287,500 USD and the median size is 1,905 sq ft (177 m²). That entry point is among the lowest of any area we cover, and unlike a good deal of cheap Tulum stock, these are built and standing.

Who it suits

A first purchase, and anyone who would rather see the finished building than a render. With everything here complete you can walk the house, walk the street and judge the neighbors before you commit, which is not true of most of Tulum at this price.

It also suits a long term rental owner. Central Tulum fills with people who work in the town rather than with visitors, which is steadier if less glamorous than a nightly let.

What to watch

Three listings is the whole market here, so there is very little to compare against inside the region itself. Compare against Downtown and Region 15 instead, which carry similar product in volume.

Central Tulum grew quickly and drainage varies street by street. Ask what happens on the road outside in heavy rain, and visit in the evening to judge the noise.

How safe is Tulum?
